A while ago, taxes caused some headaches with the announcement of real estate. But at the moment, it is not the tax authorities who are at the origin of these administrative documents. This is the Family Allowance Fund. The organization recently sent an email to people who rent an apartment or house to a tenant receiving personal housing allowance (APL).
In this email, CAF asks the owners to complete a form to indicate the amount of rent received in July 2024. The procedure is very simple: everything is done directly online, from the primary site. It is important not to forget to do this because it has direct consequences on the tenant and/or the owner.
Indeed, the July announcement will allow CAF to assess whether, from January 2025, the tenant is still entitled to APL. Every year, the amount of housing assistance paid is based on the rent (including fees) for the previous month of July. If the declaration is not made, this will deprive the APL tenant of the new year. And if the owner accepts APL directly, they will no longer charge your account. “The teacher exposes himself to the risk of unpaid rent due to his tenant’s budget imbalance”, sums up the CAF with Linternaute.
A situation that happens often. Last June, a resident of Val-de-Marne declared on a forum that his son had received APL because CAF did not receive a response from the owner when he requested a rent certificate for the month of the previous July.
To prevent the situation from worsening and putting people in a precarious financial situation, CAF indicated that sending the rental agreement for the previous July allowed the situation to be normalized. Also, the owner can complete the announcement until next March.
