For some reason, Pardes Hana-Karkur is gaining attention from investors and potential buyers who come from the central region. It is clear why: it is recognized as a pastoral settlement located between Hadera and Binyamina and it is a settlement of residents from the surrounding area. Once upon a time, despite the unification at the end of the sixties, the locals would make an almost complete separation between Pardes Hana and the more powerful Karkur. Today it almost doesn’t exist anymore.

The entrance to Pardes Hana from Gan Shmuel makes it clear very quickly that it is not what you thought: Pardes Hana really does not move between the dream and the moshav and the small city. It is urban (45,000 inhabitants), very reminiscent of cities of medium socio-economic status, and the way to the quiet suburbs goes through the housing estates on the sides of the road. And yet – she manages to get quite a few celebrities out of here, and into here. Alongside the late Modi Bar On, Pardes Hana promoted well-known residents such as the late Meir Ariel, Hanan Ben Ari, Avraham Tal, the stand-up artist Udi Kagan and also the actor Shai Avivi. Investors like to come here for one main reason: there are streets of housing with potential for urban renewal. There are several other advantages to Pardes Hana: the proximity to Route 65 takes you within minutes, at most, to the transportation arteries that lead to Hadera or the far north. It benefits from its proximity to the Gan Shmuel complex, which is flooded by residents of the area even on weekends (some prefer the nearby Ein Shemer complex) and many also come here because of the prices attached to the land.

But even in this context, something has changed. Pardes Hana is no longer as attractive as it used to be. Prices here have risen, and investors realize that the big money is in the old streets. They buy and wait, or renovate and sell.

Pardes Hana’s name is included in a call for proposals published by the government’s renewal authority recently. The authority has located several complexes, including old neighborhoods in the council, and will provide a budget of millions of shekels for the construction of new units. Pardes Hana will receive an addition of 224 units on Etzion Street, in addition to the 396 units that are supposed to be built there.

Next to relatively new neighborhoods, such as Pardes Dreams Hana Karkur, where the average price is 20-24 thousand shekels per square meter (people from Hever once bought here for half the price, some of the Shikun and Binui apartments are very close to the cemetery, just like she built in Hadera) – that is, between 2 NIS 2.5 million for an average apartment of 4-5 rooms, Pardes Hana is mainly sold in the center of the settlement, in the western neighborhood of Neve Pardesim and close to the Caesarea business park, in the center of Karkur and in the Yuval neighborhood. In the other neighborhoods it is sold, but at a much lower rate.

In the center of the colony, the price is relatively low, but it depends on what you are looking for. A normal apartment (not new, of course) will cost something like NIS 19-20 thousand per square meter, but due to urban renewal, there are areas that sell around NIS 23-24 thousand per square meter (like on Etzion Street), with the expectation of getting an apartment that is worth much more in a few years .

In Neve Pardesim, new buildings have been erected on Ginat Aguz Street, where the average price per meter is NIS 14-17 thousand. Not much compared to a new house. In the Yuval neighborhood the price will be more expensive. Today, apartments are sold there for around NIS 20-25 thousand per meter, while a year or two ago apartments were sold for only NIS 15-20 thousand per meter.

How much does a detached house cost here? Between NIS 3.5-4 million in some areas, but in more sought-after areas the price will cross the NIS 4 million threshold.
