If in the world of journalism “don’t let reality ruin a good headline” is used to denounce professional malpractice, in the world of politics, paraphrasing the above, one could also use something as similar to a “no Let reality ruin a good election ad for you.” Already in campaign mode for the upcoming elections, the Prime Minister, Pedro Sánchez, announced a plan to put 50,000 Sareb homes for social rental available to municipalities and autonomous communities.

The announcement of the head of the Executive, of depth, however, has a lot of fine print. And the kind that leaves him somewhat in doubt. Because the reality is that, as both analyzes of idealisticthe main Spanish property portal, is that Neither the houses nor the land offered are where they should be be to solve the rent problem.

plots and houses

The 50,000 homes promised by Sánchez are not fully built. The Sareb have land on which the Government calculates that 15,000 can be built. But the vast majority of them are not in areas where there is a need. According to the idealista study, most of the soils are found in localities of low demand for rental housing (76%), while 17% of them appear in populations with high demand for leases. Other 4% are located in areas of very low demand and only 3% of the land is located in municipalities where there is a very high rental demand. In Asturias or Extremadura, for example, all the land is in places with little demand. A percentage that is also close in Aragon, Galicia, Murcia and Castilla y León.

Idealista has also concluded in its analyzes that Two thirds of the homes owned by Sareb are located in municipalities with low or very low rental demand. According to his study, 3% of the homes on the Sareb website are in municipalities with very low demand, while 60% are in areas with low demand. 27% of the offer of this organization is located in areas of high demand and only 10% in areas of very high demand. LA RAZÓN also concluded that only 8% of the homes offered on the “bad bank” website are in areas where there are serious rental problems such as Madrid, Barcelona, the Balearic Islands, Bilbao or San Sebastián.

The geographical location is not the only problem of the Sareb housing stock. As the Second Vice President and Minister of Economic Affairs, Nadia Calviño, has recognized, of the 50,000 announced by Sánchez, only 9,000 are ready to go on the market now. Another 12,000 need some fixing. And the remaining 14,000 already have tenants, although in different situations. Some 7,000 or 8,000 are occupied in an irregular situation by vulnerable families with whom Sareb is negotiating to offer them social rent to bring their situation up to date.

Along with the transfer of these 50,000 homes, the Chief Executive also announced on Wednesday that the Government will allocate 4,000 million to finance 43,000 homes for rent at affordable prices. These homes will be both newly built and refurbished, financed through a new ICO line with European funds. In this way, the homes promised by Sánchez with the elections just around the corner add up to 93,000.
