Sareb: How to rent or buy a flat from the ‘bad bank’

Do you want to buy a Sareb home? The Government’s announcement about the availability for young people and low-income families of the flats known as ‘bad bank‘ has drawn attention to a portfolio of properties that could actually already be rented or sold. The problem is that, on most occasions, the Sareb flats are there where they are needed. For example, in Euskadi the offer is limited to 53 homes, of which 21 are in Bizkaia and 18 in Álava. In Bilbao and Vitoria there are only fourteen, seven in each capital.

But what do you have to do to get one of these properties? In either of the two options, Sareb is not the entity to contact. On the contrary, the management process is derived in both cases to other entities.

If we want to buy, we must go to the dealers authorized to manage loans and sell real estate in the retail market, which since the middle of last year have only been Hipoges (from the KKR fund), which manages around 55% of the catalogue, and Anticipa -Aliseda (both led by Eduard Mendiluce).

On the other hand, to access the rental of one of the homes reserved for Sareb social housing public policies, you must contact the town hall of the town that interests you. Currently, according to its own website, there are a total of 1,028 social housing available through collaboration agreements with 33 town councils, none of them from the Basque Autonomous Community.
