Purchase and sale operations of homes they stop in the regions of Girona. The demarcation closed the month of April with 1,066 operations, 14.8% less than a month ago and with figures similar to those of a year ago, when 1,071 were registered, according to the provisional data of the Statistics on Transfers of Property Rights from the National Institute of Statistics (INE).

After the decline in operations during the pandemic, the Girona real estate market has experienced an upswing in recent months, in April, however, it returns to placing transactions with data similar to those recorded in 2019, around 1,000 operations.

The flats, more expensive

Housing continues to become more expensive in the Girona regions compared to last year and buying a second-hand flat in the province of Girona costs one 10.1% more than May 2022according to data published by the real estate portal Fotocasa.

On average, the price per square meter of homes in Girona is 2,399 euros. If we compare this data with the previous month, the price of a flat in May has increased by 0.8% compared to April.

In Girona city, the price per square meter is above the provincial average, specifically it is 2,607 euros. However, despite the fact that the monthly price variation is the same as in the entire demarcation (+0.8%), in interannual terms the price of flats in the capital of the province have grown below the average of all Girona counties, 7%.

In Spain, the monthly variation in house prices rose by 0.8% and by 10.2% in the year-on-year variation, putting the price at 2,131 euros per square meter in May, according to Fotocasa data. This latest year-on-year value (10.2%) is the highest increase detected since August 2006.

«The price is increasing at a very fast rate making the situation in the second hand market more and more complicatedwith a very strong and intense demand and with a reduced supply”, says Maria Matos, Director of Studies and spokesperson for Fotocasa.

“Nevertheless, this price acceleration, produced by the change in monetary policy, should be timely and begin to show signs of moderation in the coming months, as the purchase demand cools due to the difficulties in accessing the financing and inflationary tensions”, he adds.

If we analyze the prices of housing for sale compared to those of a year ago, we see that the 17 communities increased the year-on-year price in May, including Catalonia with 6.4%. Regarding the ranking of autonomous communities with the most expensive second-hand housing price in Spain, the Balearic Islands (3,679 euros per square meter), Madrid (3,446 euros), the Basque Country (2,968 euros) and Catalonia (2,744 euros).
