Only about a year and a half ago, the Malkat Sheba Mall in Eilat was purchased from Melisron by a group of investors, including singer Omer Adam and his father, Yaniv. It now turns out that the singer’s abilities to rake in profits are far from totaling the world of stage and media through performances and commercials.

According to a report in Calcalist, the group of investors doubled the management fee for the store owners in the Malkat Sheba mall complex, and if under Melisron they were required to pay NIS 100 per square meter, then today the amount is NIS 200 per square meter. It should be noted that the management fees in Israel, which are charged for a variety of services such as maintenance, property taxes and cleaning, range from NIS 100-70 per square meter.

The reason for the sharp rise in price, according to KS Holdings Ltd., of which Adam is a member, is a heavy deficit of the mall in the amount of NIS 3.3 million. An official letter issued to the tenants by the mall’s CEO, Tal Bar, stated that at the time of purchase Even more and stood at a total of about NIS 4 million.

“We perform various actions in order to streamline and reduce the management company’s deficit. In accordance with the lease agreement, the maintenance fee you must pay to the management company is according to a calculation of cost + 15% according to the gross leased area,” it said. “Accordingly, as of 1.1.22, we will update the monthly maintenance fee that you must pay, and you will pay a monthly maintenance fee of NIS 200 per square meter, even though this amount does not cover the full deficit of the management company.”

Needless to say, the doubling of the price was met with outrage and astonishment among the tenants in the complex. Some rushed to seek legal assistance, claiming that it was an imaginary amount they did not intend to pay, and even an illegal move by the owner of the compound. The mall management is not thrilled by the objection and insists on collecting the amount, so it is not inconceivable that in the end the issue will be decided within the walls of the court.
