The Generalitat Valenciana continues to deal with one of the main problems in its public housing stock: squatting. Thus, while at the beginning of the legislature there were about 1,300 homes with irregular tenants of the 14,600 units that make up the public park managed by the Valencian Land and Housing Entity (EVha), now there are about 1,800, 189 new squats.

Of these squatted houses, 19 were in apartments located in Castellón, 107 in Valencia and 63 in Alicante. This figure represents 33% more than in 2021which led to the initiation of the corresponding administrative files for their eviction, always with the knowledge and participation of the municipality’s social services, as stated in the management report of the public entity for the past financial year 2022.

The entity continued with the policy initiated in 2015 of not tolerating new illegal entries into social housing, since they violate the rights of people who are registered on the list of housing applicants and, in addition, prevent the adaptation and rehabilitation of the public real estate park. . Likewise, to prevent and try to minimize this type of cases, the EVha explains that collaboration with municipal social services has been intensified in order to find the best housing alternative for those cases of individuals or families at extreme risk of social exclusion, according to ‘Valencia Square’.

Under those circumstances, In 2017, a regularization program for untitled occupants was activated for the exceptional adjudication of real estate.analyzing case by case. Of course, based on a series of objective criteria such as proving the situation of vulnerability and time of occupation; if they are large families; minor children, or victims of gender violence.

To detect squatting and prevent new irregular entries, the EVha carries out annual inspections with a double objective. On the one hand, in ceded homes, their use as habitual and permanent residence by the successful bidders is verified and, on the other, in recovered homes, their situation is monitored while the repair and adjudication procedures are carried out to prevent new assaults.

Thus, throughout the past financial year of 2022 15,247 checks were carried out, of which 1,068 were in buildings in Castellón; 6,131 in Valencia and 8,048 in Alicante. In addition, as a deterrent to try to avoid the problem, the EVha installed 200 alarms to further reinforce surveillance in the public park.
