Madridwith 5%, is the fourth European city with the highest hiring of flexible offices, according to the latest study by Savills y Workthere. The capital is only behind London, with 13%, Prague, with 8%, and Amsterdam, with 6%. Warsaw and Lisbon complete the list, both with 4%.

Ed Bouterse, director of Workthere Europe and responsible for managing the EMEA flexible space portfolio, highlighted that the flexible office sector “is recovering after the pandemic.” Furthermore, he expects the expansion of flexible office operators to “increase by 2024 to around 5-8% of utilization in Europe, as contractual occupancy approaches the 85% mark.”

For its part, London, Amsterdam and Warsaw have registered annual increases of 10% in the prices of these work spaces, something that seems to happen in other European markets.

In this sense, Mike Barnes, associate director of Savills European Research, highlighted that “growth in flexible office occupancy will be supported by companies seeking flexible conditions to ensure they optimize the appropriate level of workspace.”

In this sense, David García de Jaén, national director of Savills Flex in Spain, explained that “User demand for ‘flex space’ continues to grow in our market and the occupancy level has risen to levels in line with the rest of Europe.”

Regarding demand, Barnes has seen a change in “the best flexible spacesboth for ESG reasons and to attract and retain talent”, which often seeks an improved service offering. For his part, García de Jaén has highlighted that “the existence of flexible space in a building helps to contract space traditional and will end up becoming just another service”, although the owner must study “how to introduce flexibility to the appropriate extent”.

Finally, he pointed out that prices for this type of office are expected to continue rising next year in Europe, due to “stable demand and a higher level of occupancy.”
