The Housing Law, promoted by the Government of Spain and definitively approved by the Cortes four months ago, is not achieving one of its main objectives in Asturias, containing the rise in rental prices. Oviedo, Gijón and Avilés register historic highs in prices per square meter and real estate agencies in the region link the increases with a sharp cut in the supply of apartments due to the new obligations imposed by the Housing Law on landlords: extension of extensions mandatory, limitation of annual increases and additional guarantees to the deposit, assumption of real estate management expenses…

The Union of Real Estate Agents of Asturias pointed out that the impact of the new Housing Law in Asturias is being “counterproductive”, since “the usual rental supply has been reduced since the regulations came into force, while demand and prices continue to rise.” Last week, representatives of this group that brings together real estate agencies in the region conveyed their concern to the new general director of Housing of the Principality, Jesus Daniel Sanchez, and the general director of Territorial Planning, Ignacio Ruiz, with whom they held a meeting in which they analyzed the situation of the real estate market in Asturias and focused on the impact of the new Housing Law on rent. “Both parties have shown our willingness to hold future work meetings with the aim of facilitating the access of Asturians to housing, since it is becoming more and more complicated, especially among the young population and the most vulnerable and income groups. stockings,” he said Katia Domingopresident of the Union of Real Estate Companies of Asturias.

The price data compiled by the main real estate portals shows an increase in recent months. Yesterday, Idealista published its evolution statistics based on the extensive portfolio of offers it manages. In September, the average rental price per square meter in Asturias was 8.2 euros per month, which represents a monthly increase of 0.5%, a quarterly increase of 1.5% and an annual increase of 6.2%. Renting a 90 square meter apartment in Asturias now costs an average of 738 euros per month.

The largest increases are being recorded in the cities of the region. In fact, Idealista statistics highlight that Gijón, Oviedo and Avilés registered their highest historical prices in September with 8.6; 8.5 and 7.2 euros per square meter, respectively. For a 90 square meter apartment, in Gijón you pay an average of 774 euros per month, in Oviedo 765 euros and in Avilés 648 euros.

The average in Spain

Rental prices for housing in the cities of Asturias are, however, below the average in Spain. Continuing with the example of the 90 square meter apartment, the average price is 1,062 euros (11.8 euros per square meter) due to the influence of large cities such as Barcelona (20 euros per square meter) and Madrid (17.7 euros ). In 40% of the provincial capitals of Spain, all-time high prices were recorded in September.

“After four months of its application, it seems evident that the Housing Law has not achieved its main objective: containing the price of rental housing,” he said. Francisco Iñareta, spokesperson for Idealista. “The supply continues to dry up and potential tenants find it increasingly difficult to access rental housing, a drama that becomes even more acute in the most disadvantaged families and groups. There are fewer apartments and more people looking, so that the owners always choose whoever offers them greater legal security and protection against non-payments,” Iñareta added.
