According to forecasts, in the next four years it is expected that around 70,000 homes will be built throughout the region, of which 35,000 will have some degree of protection. The sector has been waiting for this update on construction costs in Madrid for years.

Within the decline in VPO construction in Spain during the last decade, the CAM has been one of the most active regions in recent years. The data of the Ministry of Transport, Mobility and Urban Agenda (Mitma) show that Madrid accounts for half of the generation of affordable housing produced in the last four years, although it barely exceeds 4,000 units per year.

To give us an idea, in 2012, in the CAM alone, 16,600 homes were classified as protected, on average for the previous decade.

According to a study published by the Spanish Mortgage Association (AHE), based on data from the Ministry of Transport, Mobility and Urban Agenda (Mitma), the average appraisal value of protected housing in Spain rose 1.1% year-on-year in the second quarter of the year, reaching 1,164.8 euros per m2, while free housing reached 1,793.2 euros/m2, after rising 3% compared to last year.

Madrid has the average price of the most expensive subsidized housing in Spain with 1,433 euros/m2, and it is among the regions where there is a greater difference between the price of free housing and the VPO. Málaga, the Balearic Islands, Barcelona, ​​Madrid, Vizcaya and Guipúzcoa have an appraisal value per m2 of free housing that exceeds protected housing by more than 1,000 euros/m2.
