Aena announced today, Tuesday, the relaunch of Area 1 of the Adolfo Suárez Madrid-Barajas Airport City through a consultation process with the real estate and logistics sector. The logistics development was abandoned a few months ago since the macroeconomic environment, with an abrupt worsening of monetary and financial conditions, caused the participants to be unable to maintain the initial offers.

The airport manager has explained that he will analyze the release to the market of the assets of the so-called Area 1, land for logistics use located in a premium area with high demand and considered of high economic value. These lands are located next to the A-2, the main logistics hub in Spain and one of the most important in Europe (also known as the Henares Corridor), and are adjacent to the Adolfo Suárez Madrid-Barajas Airport, the fourth busiest airport. of passengers from the European Union.

This block of land at the Adolfo Suárez Madrid-Barajas Airport City consists of 28 hectares for the development of logistics activities and 4 hectares of associated green area.

Development axes

The so-called “Airport City” of Madrid is structured around three axes of development: logistics/cargo, AirCity (offices, hotels and commercial) and aircraft support. The global project, according to Aena, optimizes the potential of the land through a comprehensive proposal, which contains the vision of development for the coming decades and presents sufficient level of detail for the subsequent implementation of the different projects thanks to a “White Paper “.

The new projects that will be implemented, together with the expansion of terminals T4 and T123, will represent, according to the manager, “one of the largest airport developments in Europe, with exceptional air and land connections.” The project, he adds, will stimulate the development of new services, with environmental, social and economic sustainability as a premise, as well as Aena’s commitment to the territory, which guarantees the harmony of the project with the environment.

Currently, the airport already has more than 30 hectares developed for complementary activities, such as cargo ships, hangars or handling maintenance areas. These assets total around 270,000m2 built and are relevant parts of the operations of this airport. A new hangar will soon be added to these assets, which will enter service at the beginning of 2024 and has a size of more than 16,500m2 built.

Throughout 2023, Aena has carried out numerous operations that shape the concept of the Airport City. Among these projects, for example, the award to Lidl of a plot at the airport for the construction of a supermarket stands out. In addition, other initiatives are currently in the bidding process, such as a plot for the construction of a new cargo terminal or the renovation of business aviation terminals (FBO).

In the short term, other tenders are planned that will cover 15 hectares: 20,000 m2 for new hangars and new handling, tertiary, commercial or office facilities, etc.
