Noida: The troubles of thousands of people who have booked flats in Unitech’s housing projects are not showing any sign of abating. The next hearing in this case is to be held in April. The Noida Authority has refused to approve the layout maps of the company’s housing societies on which work has started but has not been completed. The promoters of this company were arrested on the orders of the Supreme Court and the government took command of its board. Noida Authority wants to take back the land which has not been used by the company. The authority wants to adjust it with the dues of the company. In February last year, the Supreme Court had given up its insistence on payment of dues and asked the Noida Authority to approve the revised maps of Unitech. In the revised plan, the new management of Unitech had planned to build new towers and independent houses on the vacant space in the project so that funds could be raised to complete the projects. Unitech has 10 projects in Noida. In such a situation, if the plan of Noida Authority is implemented then raising funds will be a challenge for the company. Unitech is one of the biggest defaulters. There is an outstanding of about Rs 10,000 crore on this. The next hearing of the case will be in April.

Noida Authority CEO Lokesh M said that after seeing the revised layouts of Unitech, we have decided to take back the vacant land from the company. We are ready to allot land to homebuyers in that ratio. We will be able to recover our dues from this land. We have informed the Supreme Court about this. Officials say that Noida Authority will get 222 acres of prime land in Sectors 96, 97 and 98. The authority can then recover its dues by selling this land. These sectors of Unitech have three ongoing projects. There are a total of 1091 units out of which 958 have been sold.

In 2008, the authority had also allotted land in Sectors 113 and 117 to Unitech. Six of these projects are going on. Nearly 6,000 homebuyers have been waiting for their flats and villas for the last 10 years. Following the order of the Supreme Court, in April 2023, the board of Unitech had uploaded applications for revised layout plans. But the Noida Authority was not ready to approve it without taking its dues. In November last year, lawyers of Unitech and Noida were asked to reach a compromise. Former IAS officer YS Malik was made the chairman of Unitech board. He says that contractors have finalized the tender worth Rs 11,000 crore to start work on all the projects. Construction work will start after the approval of Noida Authority and Supreme Court.
