It was confirmed that actress Kim Ji-won (31), who is gaining popularity after appearing in the tvN drama ‘Queen of Tears’, purchased a building located in Nonhyeon-dong, Gangnam-gu for 6.3 billion won in the name of her representative’s corporation.
According to Kim Gyeong-hyeon, an assistant manager at Building Road Real Estate Brokerage, on the 19th, Kim Ji-won signed a contract to purchase a building located behind Dosan-daero in Nonhyeon-dong, Gangnam-gu for 6.3 billion won in June 2021.
The building has 1 underground floor and 5 above-ground floors, a land area of 198㎡, and a total floor area of 495㎡. Established in 1991, it is located 7 minutes away from Gangnam-gu Office Station, a transfer station for Line 7 and Suin Bundang Line.
It is an area densely populated with high-quality rental businesses with high demand for office rentals, such as entertainment companies.
Actor Hwang Jung-min’s agency building is located behind it. Hwang Jung-min purchased a building in Nonhyeon-dong for 2.47 billion won on April 12, 2017.
Kim Ji-won purchased the building in the name of the corporation, ‘Jiwon Entertainment Co., Ltd.’, of which she is an executive director and representative.
Since purchasing the building in 2021, Kim Ji-won has not done any special construction work to date.
The rental business remains the same from the 1st basement level to the 3rd floor above ground, and only the 4th and 5th floors, which used to be residential, have been converted to neighborhood living facilities and are now being used directly as offices for my agency.
Assistant Manager Kim said, “Considering that the maximum bond amount was set at 4.2 billion won, the actual loan principal is estimated to be 3.5 billion won, and the purchase was made with a loan of about 55% of the purchase price.”
This is considered an example of an expensive purchase as there has been no significant market profit to date, even though it was a period of real estate growth with low interest rates and high currency issuance at the time of purchase.
When including the purchase price of 6.3 billion won, acquisition tax, legal fees, and brokerage costs, Kim Ji-won is expected to have purchased the building for approximately 6.7 billion won.
In fact, a building 100 meters away was sold for 105 million won per pyeong in November 2023, five months ago. The land area is 198㎡, the same as the nearby Kim Jiwon building.
If calculated at 105 million won per pyeong, the purchase price is still 6.3 billion won even after three years. The asking price for properties in the nearby area ranged from 140 million won to 200 million won.
Assistant Manager Kim analyzed, “It is expected that the loan was obtained at a low interest rate,” and “It appears that the purchase was made well because the upper floors are actually being used.”
He continued, “The area is an area with a lot of buyers waiting to be traded quickly when properties come up for sale at an appropriate price,” but added, “If the tenants are evicted in the current situation and value increases such as major repairs, remodeling or new construction are added, the value of the building is expected to increase significantly.” He elaborated.
It is also good news that the Hakdong Intersection Sinsawirye Line stop is scheduled to open in the future. As a result, there is a high possibility of future real estate value increases, and it is evaluated as having high investment value from a long-term perspective.
