In the next two months, five single-family homes in Essen will go under the hammer at the district court on Zweigertstraße. This is indicated by the current foreclosure auction list (as of August 14) of the court. Among them is a house that is rarely available on the market in Essen, which was supposed to be auctioned about three-quarters of a year ago. However, the date was canceled shortly before it was supposed to happen, as is often the case with foreclosure auctions. The reasons for this are not known.
Now, a new attempt is set for August 28 at 9 a.m. in Room 293. The single-family house is located on Hackland Street at the end of a cul-de-sac, house number 19. From the street, it appears simple, with white plaster showing slight cracks. The sides are covered with brick. In the front yard, weeds are growing knee-high out of the gravel. A single Japanese maple decorates the barren entrance area. Next to the front door lies a long-ago yellowed flyer, and in front of the garage are two withered conifers.

It seems no one has lived here for quite some time. According to the court, this is a so-called partition auction. This means there are apparently several owners who cannot agree on the fate of the property. This could be an inheritance community or spouses who are married but living separately or divorced.

At first glance, the house is not a gem. However, its location is special: The property in the popular district of Heisingen is situated above the Ruhr River, and from the terrace, there is an unobstructed view of Lake Baldeney. According to the appraisal, the house dates back to 1971, the lot has an area of just over 700 square meters, and the living space is a comfortable 185 square meters.
The price reflects this: The appraiser has set the market value at 776,000 euros. Simultaneously, a neighboring lot, measuring 397 square meters, is also scheduled for auction, which is currently being used as a garden extension but may even be building land. For this, the appraisal sets a value of 175,000 euros.
Houses in Steele and Kettwig will be auctioned in September and October
An interested party would need to offer at least half of the determined value at the first auction. If there is a successful bid, the new owner will still need to invest a significant amount of money because the current owners started renovations at some point but then abandoned them.
Just a week later, on September 4, at 9 a.m., a single-family house in Steele will go under the hammer. The property is located at Steeler Bergstraße 18. Originally built as a multi-family house before 1923, it is today used as a single-family home with a living area of approximately 180 square meters. At the back, there is a narrow garden. The total lot size is 201 square meters. The appraiser has valued the property at 318,000 euros. In her report, she lists numerous deficiencies which, of course, affect the market value.
Another unusual house is set for auction on Friday, October 4, at 11 a.m.: In the rural area of Kettwig, An der Pierburg 70 (Kamisheide), a historic single-family house will go under the hammer. Market value: 620,000 euros. However, the pictures in the report show a building that is extremely in need of renovation, if not complete restoration; it was originally built in 1832 and has partial extensions. The comparatively high price is due to the sheer size of the property: 12,520 square meters. However, the majority of this is agricultural land.

Tuesday, October 8, 9 a.m.: Two-story end-of-terrace house at Dornebergweg 10 in Borbeck. It was built in 1974 and has a garage. The living area is 137.53 square meters, and the lot is 278 square meters in size. The market value has been set at 320,000 euros.
Wednesday, October 9, 9 a.m.: The single-story two-family semi-detached house with an expanded attic is located at Lirichblick 46 in Bedingrade. The house, built in 1985, has a living area of approximately 180 square meters, and the lot size is 657 square meters. The appraisal lists a market value of 610,000 euros.

Anyone interested in a property set for foreclosure should check in advance whether the date will actually take place.
