Purnia: As soon as the construction of a green field expressway between Patna and Purnia in Bihar was announced, there has been a huge jump in land prices. Land prices are skyrocketing in many districts including Purnia, Madhepura, Saharsa. Land brokers have become active and farmers are trying to save their land. Meanwhile, land survey has also started in Bihar, which has increased the stir. This expressway will go from Patna to Purnia via Samastipur, Dalsinghsarai, Rosera, Simri Bakhtiyarpur, Udakishunganj. Land prices have increased wildly along this entire route. Even in the flood-affected areas along the road in Samastipur, the price of land has increased from Rs 20 lakh per bigha to Rs 50 lakh per bigha. The price of high land is higher while the price of low land is relatively lower. In the areas adjoining the expressway near Samastipur city, Dalsinghsarai and Rosera, the price of land has increased from Rs 4 lakh per kattha to Rs 30 lakh per kattha.

As soon as Purnea Expressway was announced, the price of land skyrocketed

The expressway will pass through the vicinity of Simri Bakhtiyarpur near the Khagaria border in Saharsa district. Here too, land prices have shot up. This area connects two districts and is where the Kosi region begins. There is a problem of waterlogging in low-lying areas but still land prices are skyrocketing. Although it is not yet decided where the expressway route will actually pass through, land mafias are taking advantage of this and selling land at high prices by showing false dreams to people. The price of land near Simri Bakhtiyarpur town ranges from Rs 5 lakh to Rs 50 lakh per kattha, while a little further away it is being sold for Rs 2 lakh to Rs 10 lakh per kattha.

Land prices also increased in Madhepura district

After this, the expressway will enter Madhepura district and reach Purnia via Udakishunganj. Here too, the wrath of the Kosi river remains, but the expressway project has raised hopes of development among the people. This is the reason why the land prices here are also being decided on the basis of distance and proximity to the city. Udakishunganj city may be small, but from a commercial point of view, it is an important center of the region. Since the announcement of the expressway route, the land prices here have increased to more than Rs 5 lakh per kattha. Although the prices of agricultural land have not increased that much yet, but land brokers are now making deals with farmers by showing people various kinds of dreams.

The rate of Purnia also increased rapidly

The route of the expressway in Purnia district has not been decided yet, but the price of land in the city which was Rs 15 lakh per kattha a year ago, has become Rs 25 lakh per kattha today. In the old areas, the price of land is already very high. It is difficult to find land on the main road, and even if it is found, it is auctioned. The price of land has also increased considerably in the rural areas around the expressway route. In areas like Bihariganj, Banmakhi and K. Nagar, the price of land has increased tremendously.

Once the expressway is built, you will reach Purnia from Patna in just 3 hours

In the recently presented general budget, the construction of a 275 km long green field express highway between Patna and Purnia has been announced. A provision of Rs 12600 crore has been made in the budget for this. With the construction of this expressway, the distance from Patna to Purnia can be covered in just three hours. Currently, to go from Purnia to Patna, one has to cover a distance of 310 km via NH 31 and 370 km via four lane, which takes 6 to 7 hours.

Know where the expressway will pass

This expressway will go to Purnia via Patna, Saran, Vaishali, Samastipur, Darbhanga, Saharsa, Madhepura. It will be six lanes. Two-lane service roads will also be built on both sides of it. Since there is a speed limit on the expressway, there will be only three or four connectivity points between Patna and Purnia. Common passengers will be able to pass through the service road. The speed limit of vehicles on the expressway will be 120 kilometers per hour. There will be 17 big bridges and 6 ROBs on it. The DPR of the expressway has been prepared and the further process will start soon.
