It was revealed that 375,323 households in 43 apartment complexes nationwide are scheduled to be sold in September. Of these, 75% are expected to be supplied in the metropolitan area.

According to Jikbang on the 2nd, the number of units scheduled for sale in September is 43 complexes, a total of 37,532 households (25,916 households for general sale), a 177% increase compared to the same period last year (13,538 households in September 2023).

By region, 28,231 households are supplied in the metropolitan area and 9,301 households are supplied in local areas, accounting for 75% of the total.

In the metropolitan area, Gyeonggi-do has the most at 28,780 households, followed by ▲Incheon with 5,116 households and ▲Seoul with 2,237 households scheduled for sale. In the provinces, ▲Daegu with 3,181 households, ▲Daejeon with 1,614 households, ▲Gangwon with 1,229 households, ▲Busan with 1,214 households, ▲Chungcheongbuk-do with 937 households, ▲Ulsan with 651 households, and ▲Jeollanam-do with 475 households.

By region, in Seoul, the supply of apartments subject to a price ceiling system is attracting attention.

The 1,261 households of Cheongdam Le L in Cheongdam-dong, Gangnam-gu are scheduled to be sold in September. Cheongdam Samik will be rebuilt and supplied as apartments subject to a price ceiling. In Noryangjin-dong, Dongjak-gu, the Dongjak-gu Subangsa (556 households) complex will also begin its main subscription in September. At the time of the pre-subscription, it was evaluated as having a view of the Han River and competitive selling prices, recording a high competition rate of 283 to 1 on average.

In Incheon, large-scale apartment complexes are planned to be supplied in Michuhol-gu. These include City OCL 6 Complex (1,734 households) and Hakik 3 District Redevelopment (1,425 households).

Meanwhile, out of the 22,861 housing units scheduled for sale in August, 16,149 housing units were actually sold as of the 28th of last month, resulting in a supply performance rate of 71% (10,959 housing units for general sale, supply performance rate of 66%).

Amid high interest from buyers in new apartments, new apartment sales are being carried out mainly in the metropolitan area in August, and the supply performance rate, which had been below 50%, appears to have increased.

The subscription competition rate in August showed differences by region, with the national average subscription competition rate for first-tier apartments standing at 15.2 to 1.

The region with the highest subscription competition rate was Seoul, where apartment transaction volume increased significantly and prices also showed strength, recording 82.1 to 1 in first place.

DH Bangbae in Bangbae-dong, Seocho-gu, which is receiving attention from both real demanders and investors as an apartment with a virtual price limit and no actual residency requirement, has recorded a competition rate of 90.28 to 1, raising the average subscription competition rate in Seoul.

Next, Chungnam showed a competition rate of 15.7 to 1. Only Asan Baebang Geumgang Pentium Central Park in Baebang-eup, Asan-si was supplied, and it was evaluated as having price competitiveness as an apartment with a virtual price limit, and closed the first round of applications for all housing types.

Incheon, which had the next highest competition rate, recorded a competition rate of 6.2 to 1 for Hillstate Lake Songdo 5th. Meanwhile, Gyeonggi-do, which had a large supply of apartments for sale in August, recorded a regional average first-round competition rate of 0.9 to 1.

Jikbang said, “As the interest of buyers in apartments increases, businesses that were unable to set a sales schedule in the past are preparing sales one after another, and the fall sales market is expected to have a large supply,” adding, “As the supply increases, the range of choices for prospective subscribers will diversify, and buyers will continue to select the good from the bad based on price and location competitiveness.”
