Hanyang Apartments in Yeouido undergoes transformation on the 56th floor
Hannam District 3, Yongsan-gu, which is considered the largest redevelopment project in Seoul, will be reborn as a ‘mini new city-level’ housing complex with about 6,000 units. The Hanyang Apartment area in Yeouido, Yeongdeungpo-gu, is the first private reconstruction project to pass the Seoul Metropolitan Government’s Maintenance Project Integrated Deliberation Committee and will be transformed into a 56-story apartment and office complex.
The city of Seoul announced on the 24th that it had approved a revised version of the ‘Hannam District 3 Redevelopment Promotion Plan’ at the 9th Urban Redevelopment Committee held the previous day. Hannam District 3, located in the area of 686 Hannam-dong, is considered the largest redevelopment site in Seoul, with an area of 386,364 m2. 96% of existing residents have completed relocation, and construction is scheduled to begin in 2026.
In this deliberation, the construction of 127 apartment buildings with 7 floors underground and 22 floors (73m) above ground was passed. The plan is to introduce 72,000 m2 of sales facilities to create a ‘mini new city-level complex.’ The number of houses was decided to be 5,988 (including 1,100 public houses), a slight increase from the existing 5,816 (including 876 public houses).
Hannam District 3 is one of the areas where the Seoul Metropolitan Government limits the height of Hannam New Town to 90m above sea level for the view of Namsan Mountain. Accordingly, the number of houses will be expanded by rearranging infrastructure such as roads and parks to expand the area for apartment complexes from 287,096㎡ to 293,577㎡, and the ratio of residential areas such as commercial facilities will be relaxed from 77% to 90%. It was done in a way. The use area was raised from Type 1 and Type 2 general residential to Type 2 and Type 3 general residential and semi-residential.
It was decided to disperse the green space in a park 2.5 times the size of a soccer field, which was planned to be created for local residents. An official from the Seoul Metropolitan Government explained, “Originally, the park was planned to be laid out in a long linear shape in the middle of one district, but due to problems with connecting roads, we decided to spread it out and build it in several locations.”
On the same day, a total of four integrated deliberations were passed at the 9th Maintenance Project Integrated Deliberation Committee, including the Yeouido Hanyang Apartment housing reconstruction project. This is the first case among major reconstruction complexes in Seoul. Integrated deliberation is a system that handles deliberations conducted by committees such as architecture, urban planning, environment, and education at once. Normally, when promoting a maintenance project, the deliberation process at the project implementation plan approval stage alone takes at least two years, but if an integrated deliberation is conducted, it can be shortened by up to six months.
Accordingly, Yeouido Hangang Apartment is expected to be reborn as apartment complexes with 5 floors underground and 56 floors above ground, officetels, business facilities, neighborhood living facilities, and public buildings. In this deliberation, a total of five fields, including architecture, landscape, transportation, education, and environment, were integrated and carried out at once.
The city plans to develop this area into a residential complex specialized for a financial center. As a support complex for the international financial center, public contribution facilities such as the international financial office, Yeouido waterside cultural community, local customized family center, and public open community center were planned. An official from Seoul City said, “We will create a model for supporting the financial industry and coexistence with residents through various public contributions.”
