Frasers Property will redevelop Yishun 10, Singapore’s first cinema multiplex, into a mixed-use complex by mid-2031. The current cineplex will cease operations on March 2, 2027, making way for a development featuring approximately 110 residential units and a street-level retail podium, marking the first residential launch in Yishun Central in over a decade.

The transition of Yishun 10 from a cinematic landmark to a residential and retail hub is the result of a strategic consolidation of ownership. Frasers Property first acquired the cineplex, located at 51 Yishun Central 1, from cinema operator Golden Village in June 2026. To secure full control of the site, the developer subsequently purchased 10 strata lots within the building from its own sponsored entity, Frasers Centrepoint Trust, for $34.5 million.

The redevelopment will transform the 39,125 sq ft site, which currently has a gross floor area of 117,376 sq ft, into a denser urban environment. The plan includes a retail podium at the street level to maintain commercial activity, topped by a residential component of about 110 units. A specific architectural feature noted in the plans is a landscaped facilities deck on the second storey.

This shift reflects a broader corporate strategy. A Frasers Property spokesperson told The Business Times in May that the group regularly explores potential uses for existing properties in the ordinary course of its business. By converting a legacy cinema into high-density housing and retail, the developer is pivoting toward the evolving lifestyle needs of the Yishun community.

The timeline for the site is now fixed: operations end in early 2027, with the final complex expected to be ready by mid-2031. Frasers Property will continue to manage Yishun 10 after its redevelopment.

Yishun 10’s Legacy and Market Impact

Opened on May 28, 1992, the building served as a cornerstone of local entertainment for over three decades. It underwent a renovation in 2010, after which it was renamed GV Yishun.

Strategic Expansion Beyond Singapore

While the Yishun 10 project focuses on urban renewal within Singapore, Frasers Property is simultaneously pursuing large-scale mixed-use growth in Malaysia. In a joint venture with Malaysian developer Tan & Tan Developments Berhad, the company is developing a 5.15ha site in Petaling Jaya known as PJ Quarter. According to a joint press release issued on Aug 21, the joint venture partners will each hold an equal stake in the project.

The PJ Quarter project, located in Section 13 of Petaling Jaya, mirrors the Yishun strategy of blending residential and retail spaces. The master-planned precinct is envisioned as a lifestyle destination that will anchor the ongoing rejuvenation of the area. The site will be developed in two phases, with the first phase featuring residential developments alongside retail space and a park. Designed for families and working professionals, the homes are expected to be launched for sale next year.

The retail element is designed as a low-rise, open-air lifestyle destination with integrated community and public spaces. The site boasts a triple-frontage at a key intersection of Jalan Kemajuan and Jalan Profesor Diraja Ungku Aziz. It is a short drive from several retail and recreational amenities, including 3 Damansara, Jaya Shopping Centre, Retail @ Pacific, Mid Valley Megamall and The Gardens Mall. Additionally, Universiti Malaya and International Islamic University Malaysia are within a 1km radius, and the development has connectivity to the Greater Klang Valley via the Federal Highway and Sprint Expressway.
