Nathan Holdings Group reports the completion of a purchase transaction of 240 units in a multi-family complex in Jacksonville, Florida, USA. The scope of the deal is about 53 million dollars, including an improvement plan for the property in the amount of over 6 million dollars. This property joins 660 housing units in two other residential complexes that the group owns in the city of Jacksonville, and seven other residential complexes throughout Florida. With this purchase, the company owns assets worth over 200 million dollars. The company sees this investment as a real opportunity, thanks to the ability to make a significant improvement in property management.

“The property was purchased from a very old American fund, which has owned it since its establishment in 1989, so it has significant improvement potential,” explains Dmitry Rosin, co-CEO of Nathan Holdings. “The internal management model of the company, which independently and independently manages the housing complexes, guarantees effective proactive management that will allow to give great value to the tenants, improve the living standard and quality of life in the complex, and achieve better results for the investors. Active management of the property will make it possible to increase the rent, which is currently priced low compared to the market price in this area. The company intends to carry out a comprehensive upgrading and improvement process in the entire complex, which will include the renovation of all the apartments, the common areas and the external appearance of the buildings, as well as investing in new facilities in the lake area close to where the property is located, redesigning the tenants’ club, gym and tennis court, and upgrading the overall package of services for tenants”.

“The entire region has been growing at an unprecedented rate in recent years, and has proven itself to be an excellent market for real estate investments,” adds Yaron Shamir, joint CEO of Natan Holdings. “As a result of the recent moves, combined with the improvement of the branding and advertising presence of the purchased properties, we will be able to raise the rental prices and also demographically identify more affluent tenants. We continue to assemble an attractive portfolio of properties, with an emphasis on profitable housing clusters in the popular multi-family model, and choose properties with added value in our core markets.”

The company is a real estate investment management arm abroad of the Natan Group, owned by Miri and Zvika Natan. The holding group Natan Holdings specializes in entrepreneurship and real estate investments in the USA. Nathan Group also owns “Nathan Sioud” – the company of e-servicesGreat nursing in Israel, which has approximately 8,000 employees and cares for over 12,000 elderly people and those in need of assistance nationwide, and the production company – Nathan Entertainment.

Yaron Shamir and Dmitri Rosin, accountants who specialize in real estate investments, and have a cumulative experience of over 30 years, serve as joint CEOs. The company, which previously focused on investing in private homes and owned about 400 singles, has been investing exclusively in the multi-family model since 2014 as a strategic decision. This model offers housing clusters with all the shell services needed by tenants, combined with round-the-clock maintenance. The value of the multi-family is calculated like commercial real estate according to the cash flow, less dependent on market fluctuations, and therefore has become one of the attractive investment trends in the US in recent years. The management company under the control of the group Saar Management, led by Aviv Elbaz, has over 30 employees and manages the properties from Florida out of loyalty to the principle of “zero dependence on third parties”, which is a notable advantage and added value for investors. The effective proactive management ensures that the property improvement plans are carried out at the highest level, and also ensures the smart identification of an optimal “exit point” for investors.
