Although the figure of leasing with the option to buy exists, it has not been an option for people to acquire a home either, since the amount between the rent and the monthly payment for a mortgage are different, explained Luis Alberto Alvarado Moreno, president of the Mexican Association of Real Estate Professionals (AMPI).

In recent years, the entities involved in the real estate sector have pointed out a shortage of affordable housing and, therefore, a decrease in the purchase of real estate, since, for example, the majority of workers with the right to Infonavit credit have the lowest amount and it is not enough for the houses that are on the market.

In this regard, Alvarado Moreno explained that the figure of leasing with the option to buy has existed for years, where an agreement is generated from the beginning of the contract, where it is established that if at a given moment the house is put up for sale, the lessee You will be the first person entitled to buy it.

In this type of contract, the lease term and a fixed amount must be established, it can also be established if, in the event that the tenant decides to buy the home, what they have paid will be taken into account as rent.

However, he indicated that this has not made it easier for people to acquire a home either, since mortgage costs are higher than income, for example, a million-peso home has an income of 5% of the value, that is, 5,000 or 6,000 pesos a month, but if a home worth a million pesos is acquired through credit, the mortgage is 10,000 pesos a month, “then most cannot buy the house they rent because the monthly payment would be higher than their income”.
