Ukrainian war refugees, who have been active in the housing rental market until now, are starting to buy them. “The war in Ukraine has been going on for three years. People here got used to it, got used to it and see their future in Šiauliai. I would think that purchasing real estate means deciding to stay here,” says A. Stasuitienė.
The most popular purchase is an inexpensive apartment in an old building or a dormitory.
There are different trends in the primary and secondary housing markets
“The housing buyers’ market has prevailed in Šiauliai. The latter no longer need to rush to make decisions, they can choose, consider, negotiate, because they don’t feel other buyers breathing down their backs. The attitude of sellers is also changing and softening. Those who want to sell faster agree to discounts quickly enough”, says A. Stasuitienė.
According to her, a one-room apartment in an old apartment building in Šiauliai, depending on the location and equipment, currently costs up to 50,000 EUR, two – up to 75,000 EUR, three – up to 100,000 EUR. On the other hand, in the primary housing market, sellers continue to raise prices. There are few new construction projects in Šiauliai, and the prices of such apartments have already caught up with the capital city. For a three-room, about 50 sq.m. apartment with partial decoration, approximately EUR 150,000 is requested, for two rooms – EUR 120,000. It is true that the prices of apartments in Šiauliai schools are twice as low as those converted into apartment buildings. 2-room housing costs about 60,000 EUR with partial decoration.
In Šiauliai, internal migration boosts sales
“In Šiauliai, the flow of internal migration goes from the district to the city. Older people, who find it difficult to live far from the city’s infrastructure, are selling their houses and moving into apartments. The “golden” standard for this audience is a 1- or 2-room apartment on the 2nd floor,” says A. Stasuitienė. Homesteads for sale are purchased by younger people who want more space. It is often the people of Šiauliai who return to their homeland.
The family recently bought a homestead for 250,000 EUR. Returning emigrants from England and Scandinavian countries are looking for housing in the center or homesteads near the city in beautiful locations. These customers’ purchases vary in size and value, depending on their needs.
Fewer plots are purchased
The land market is the least active. Compared to 2021 or 2022, activity has halved. If you are looking for a plot of land, it is usually desirable to have communications, a water body or a forest nearby.
The price of plots, depending on the location, ranges from 1000 EUR/a in the countryside to 5000 EUR/a in the city limits.
The rental market is still shallow
The situation in the rental market is different than in sales. Despite the fact that some Ukrainians buy houses, most rent them, so prices remain stable. Today, you can rent a one-room apartment for around 250-350 EUR/month, a 2-room apartment for 250-450 EUR/month, depending on the location and equipment.
A room in a dormitory with facilities costs 150-200 EUR/month, without facilities – from 100-120 EUR/month. At the moment, only 50 apartments for rent in Šiauliai can be found on the advertising portals. Before the war, there were 2-2.5 times more of them in Ukraine.
