First lesson provided by notaries, the various agency networks and the National Real Estate Federation (Fnaim): the Mediterranean region is resisting falling prices. “The sun and the sea always attract even if we don’t know until when”, says Delphine Morgant, real estate agent at IAD in Saint-Martin-de-Crau (Bouches-du-Rhône). Antibes (Alpes-Maritimes), Fréjus (Var), Nice (Alpes-Maritimes), Nîmes (Gard), Perpignan (Pyrénées-Orientales) are still seeing their prices rise.

In these cities, it costs between 2,000 and 5,000 euros per square meter. Some even display Parisian prices and do not seem to be decreasing. “This is particularly the case in Antibes, where we are close to 10,000 euros per square meter. The neighboring town, Cannes [Alpes-Maritimes]is not to be outdone, with 12,000 euros per square meter »indicates the Guy Hoquet agencies observatory.

It is as if the tourism sector was spared from the downward trend. Fnaim thus notes that ski resorts and seaside resorts have seen their prices rise by 6% and 3.8% respectively this past year. On average, properties in the Hérault department have increased by 4%, the same thing in Savoie and Haute-Savoie. “In these areas where retirees are settling and where wealthy people are buying a second home, buyers do not necessarily need a mortgage. They are therefore less affected by high rates and support demand”analyzes Loïc Cantin, president of Fnaim.

Cities on the Atlantic coast are not declining either. La Rochelle (Charente-Maritime) is slightly increasing with a price per square meter reaching 5,000 euros. Lorient (Morbihan) and Quimper (Finistère) also remain on the rise. Ille-et-Vilaine climbs by 2% and Morbihan by 3.8%. “Despite everything, we feel at this stage that seaside resorts are starting to stabilize after years of growth”, says Emmanuel Perray, director of economic studies at Fnaim. In the Pyrénées-Atlantiques, you still have to count on close to 10,000 euros per square meter in Biarritz or 7,000 euros in Anglet.

On the other hand, prices in the Loire-Atlantique department fell by 2.4%, with Nantes losing 3.1%. Saint-Nazaire, where prices have risen significantly over the last three years, also lost almost 7%. La Baule, the popular seaside resort in the sector, however, has prices of more than 7,000 euros per square meter and continues to rise (+ 2.6% in one year). Like Nantes, big cities seem to be victims of disenchantment. Most are seeing their prices fall or stagnate, notably Bordeaux, Lyon and Toulouse.
