In Tamil Nadu, construction project approval is granted through the Urban Development Department, DTCP, and Chennai Metropolitan Development Corporation, CMDA. According to the Urban Planning Act, the rules for this were followed. In this, changes were made according to the time and the General Building Rules were implemented in 2019.

In this, some urban planning experts filed a case in the High Court, claiming that there were some technical defects. The court heard this case and ordered in 2019 that all planning permission orders issued based on the new building rules are subject to the final judgment of this case.

Conditional Addition

According to the High Court order, in the newly issued construction plan approval orders, it is mentioned that this is subject to the final decision of the case related to the General Building Regulations. In this regard, the construction sector said: In a case related to general building rules, the condition added on the basis of the prohibition issued by the High Court is causing problems for the home buyers.

Even if the rules are fully followed and approved, if they apply for loans in banks, they are rejected due to this condition. Homebuyers in construction projects that are built properly according to the rules are seriously affected by this. The Department of Housing and Urban Development should take appropriate action to speed up the case of general building rules. Only then, people from all walks of life will be able to buy houses, they said.
