Wooden residences are relatively rare in Israel, due to relatively low thermal insulation, the danger of wood deformation, the risk of fire, and Israelis’ fear of the need for regular maintenance. As far as the cost of construction and the cost of materials are concerned, there is no significant difference between building in wood and building in blocks and concrete. In the community of house builders, which brings together people who build private houses, they say that the proportion of houses built of wood out of all the houses in Israel is about a single percent, and most of them are in the north. Lawyer Tzuri Galili, a real estate expert and a partner in the company, explains that “In Israel, about 100 wooden houses are built every year, which is about 1% of the private construction of those attached to the land. Even when it comes to a wooden skeleton, the foundation of the house, the foundations and the roof, will be built in a way Conventionally and in terms of construction costs, they will be the same and there may be a negligible difference in favor of wood construction.”

According to reports at the Tax Authority, in January of this year a detached house (not made of wood) with four rooms with an area of 157 square meters was sold in Kfar Yehoshua for NIS 3 million, which reflects NIS 19,108 per square meter. The current property is sold at a value of NIS 28,125 per square meter.

Appraiser’s opinion: Moran Marko, a real estate appraiser and economist, a partner in the Gastfreund-Marco Real Estate Appraisal office, believes that “the house is built entirely of wood, and yet it is sold at a similar price to other properties in the vicinity, which were all built with conventional construction, which may show that the market is not pricing in a lack of wooden houses, as Perhaps we could have expected and as we have seen in the past. Today, the construction costs of a wooden house are similar to the costs of conventional construction, and this may be one of the reasons for the transaction price.”

Record price in the settlement of Matan: NIS 5.85 million for a house with an area of 180 square meters

In Moshav Matan, on 42 Nof Hasharon St., a 5-room private house, with an area of 180 square meters, including parking, a 14-square-meter garage, for NIS 5.85 million. A basement house with an area of 100 square meters, with four rooms.

The settlement of Matan, which belongs to the South Sharon Regional Council, currently has about 4,000 residents and is located north of Rosh Ha’Ein and Kfar Kasem, and east of Kfar Saba.

Avi Katan, an Anglo-Saxon franchisee in the Kfar Saba and Sharon area and himself a resident of the place, says that the settlement has recently been in high demand. According to him, “dozens of young couples compete for each house, mainly from the surrounding cities. One of its advantages is the location on roads 6, 444, 531 and road 5. Most of the properties in the settlement are detached, and the population is in the 7-8 socio-economic cross-section.”

The settlement is located on the seam line and was even expanded beyond the green line, however the property sold is within the territory of Israel.

How long was the house on the market?
“The property was marketed for two months, there were about ten interested parties, four of whom submitted offers. We started the marketing with NIS 6.3 million and during the first week of marketing, an offer was received for NIS 6 million. We got as far as drafts of an agreement, but the signing of the agreement was canceled the night before the signing date.”

Katan explains that prices have risen significantly in the last year in the settlement. According to him, “The demand from the residents of the area is huge, which causes prices to rise. This has raised prices by more than 50% in the last two years in some properties.

“On the same street, a year ago a similar house, 230 square meters built without a basement, was sold for NIS 4.46 million on the first day it was offered for sale, even though its appraised value was significantly lower.”

According to him, “due to the continuous increase in prices, there are quite a few anomalies in the appraisals that reach up to about 20% less than the original value of the properties.”

Katan points out that the rents for private houses in the settlement are around NIS 9,000-11,000 per month.

Appraiser’s opinion: Eyal David, a real estate appraiser who specializes in the Rosh Ha’Ein area and surrounding settlements, says that “this is the highest deal for a private house signed in the settlement, and this despite the fact that it is a single-family property with a built-up area of about 280 square meters, the construction of which was recently completed.”
