Perequê beach, in Porto Belo, North Coast of SC, is one of the fastest growing in the region, attracting investors and an increase in construction. A change in the Master Plan in 2020, which “prohibited” small apartments, is one of the factors that drove this growth.

Instituted in 2020, the change in the Master Plan of the municipalitythe law differentiates Perequê from other locations, and determines that apartments have at least 80 m² of built area.
In other locations, the situation is the opposite, with a maximum size of apartments, as is the case in the Morretes and Tabuleiro neighborhoods, in Itapema, and in much of the city of Camboriú, where apartments can be up to 70 m².
The other neighborhoods have no size limitations and can be designed according to the interests of each developer.
For the real estate broker at Arkidá Gestão de Investimentos, Patrícia Nunes, defining a size greater than 80 m² standardizes properties and generates more quality for projects. “Larger apartments are more valued and this appreciation is already extending to other parts of the city”, she highlights.
Larger apartments are key to appreciation
For architect Fabrício Pavesi, who has been working in the region for years, the construction of larger and more valued units was also a differentiator for the city becoming the new phenomenon in the real estate market.
Despite the launches being distributed throughout the municipality, Perequê is still the favorite of construction companies and continues to attract more and more companies in the construction sector.
Currently, around 200 developers operate in Porto Belo. Many originate from other states such as Paraná and Rio Grande do Sul, but chose the city for their next launches.
