From oilman to home builder – .

by time news

The news did not come as a surprise, since the arrival of the new government was confirmed a few weeks ago in the labor and employers’ sectors, as well as in the financial sector. Octavio Romero Oropeza as the next director of the largest housing organization in Latin America, the National Workers’ Housing Fund Institute (Infonavit).

But with this, the great doubts have also arisen that this change will mean, with the entry of an oilman to direct in just over 15 days, the largest housing fund created by employers and workers, and most importantly, to implement the president’s plan. Claudia Sheinbaum.

The first challenge will be precisely that, how the plan to have one million new homes by the end of this six-year term will be implemented, where Infonavit would once again return to its beginnings, to be the builder of the same. That part no longer exists since 1992 when the reform was made so that Infonavit would stop the task of building, a reform that was promoted by the late Luis Donaldo Colosio.

Now, if that aspect is resumed, the builders of social interest housing are on alert as to what will happen to their businesses, and it will be seen if Romero Oropeza can weave together the political interests of the housing developers, the workers’ sector, and the unions, which prior to the 1992 reform were the ones who built the housing units, and therefore were more than involved in the issue.

Another issue that financiers are following is that Infonavit has a lot of liquidity or, some would say, excess liquidity, since by not being able to put into mortgage loans all the money it receives in worker-employer contributions, it has built up a more than important fund of more than 700 billion pesos. The administration of this resource from the millions of workers who contribute is a point to follow. Some expect that perhaps it will choose to use the resource to build housing with some financial model or special issues, we will see, everything will also depend on the financial team that is formed.

In its more than five decades of operation, the institute has granted more than 12 million loans in some form, where the tripartite structure has allowed it to maintain surveillance over the performance of what comes in, but without a doubt the challenges of providing housing to workers, given the rising costs in many areas of the country, is something that seems difficult to accomplish. In short, the change from managing an oil company to a housing fund is just beginning.
