The 182-year-old building is now decrepit. Not only has the facade of the once radiant Alexandrian Cottage faded, but the interior also needs more than just love so that the ruin can become a new home.
“It is currently the most expensive villa in Germany. But it will cost at least 10 million euros to completely renovate the Alexandrinen Cottage,” says Dr. Christian Plöger, spokesman for the Jagdfeld family, which owns the property, told BILD. And further: “The decision to sell was made a long time ago. However, discreet marketing only began about four weeks ago.”

Inspired by the seaside resorts in 18th century England, Grand Duke Paul Friedrich of Mecklenburg-Schwerin had three cottages built as an extension of the seaside resort in the mid-19th century. According to the exposé, the Alexandrian Cottage (1841) is one of them. The special building was a gift from the Grand Duke to his wife – and was therefore named after Alexandrine of Prussia.
Today the villa and property belong to investor Anno August Jagdfeld (76, Hotel Adlon, Quartier 206 in Berlin). “The Alexandrinen Cottage has been in the family since it was purchased in the late 1990s. “Anno August Jagdfeld’s original plan was to prepare the cottage as a lodging house for his five children and eleven grandchildren,” the spokesman explains. “However, since they now have their own plans, he decided with a heavy heart to sell it. He himself moved into the neighboring Marien Cottage.”
The villa remained uninhabited and gradually withered into an abandoned ruin, a “lost place”. Nevertheless, it should still cost 40 million euros. How does it work?
Plöger to BILD: “The Alexandrinen Cottage is so valuable because of its unique location directly on the Baltic Sea and its history as the summer residence of the sister of the first German emperor. There is simply no villa comparable in location, appearance and significance that could still be bought today.”

The location made the Alexandrian Cottage a gem
According to real estate agents, its most striking features are a “limitless” sea view and a “ exceptionally beautiful location“ at the southwestern tip of the romantic park. But anyone who takes a closer look at the “jewel” will see it as an abandoned ruin that has received far too little love and even less care over the years.
And even if you can no longer tell from the appearance of the cottage, time has left its mark, but it has not affected the substance of the villa. Dr. Plöger: “The substance is actually still relatively good. Of course, today’s demands require fundamental modernization.”
The current condition of the listed property is unlikely to dampen the desire to buy: “There are already several interested parties,” reveals Dr. Plöger. “It is the most noble and valuable villa on the Baltic Sea. Of course, due to the price situation, only a few buyers are eligible for this, in Germany around 200. Incidentally, the most expensive house this year was sold in London for 250 million pounds.”
