Girona cedes the Domeny plots to Incasòl to build 88 officially protected flats

The Catalan Soil Institute (Incasòl) and Girona City Council signed this Friday the surface right for 75 years of the plots of Domains to do there 88 floors of official protection. The agreement sets the assignment by the City Council in the Incasòl of the land to build two blocks. Work is expected to begin in the first quarter of 2025. At the moment, the basic design of the project is being drawn up, which has been selected in fons Next Generation for an amount of up to 2.1 million euros. The promotion is part of the Government’s program to promote the incorporation of 10,000 homes in the social rental park of Catalonia to the 2026 through different ways.

The buildings will be of blue print plus three floors. A building that will occupy two plots will have a total of 48 homes, the commercial ground floor with an exposed facade and a parking lot in the basement. The other building of 40 homes will be surrounded by a fence of exposed construction and latticework throughout its perimeter that will reveal the private gardens of the ground floor homes and the parking will be on the surface.

The rooms of the houses, with a minimum of 10 square meters, will not be hierarchical to allow flexibility of use and will communicate with each other without the need for a corridor. Four of the homes, two in each building, will be adapted for people with reduced mobility. Besides, the Girona City Council will have eight floors to meet social and local needs 150 square meters of ceiling.

The project was chosen by the competition jury for its efficiency i sustainability, for its grouping approach, materials and construction systems, with cross ventilation and with a demanding climate proposal. It proposes a simple structure and load-bearing walls, minimizing the use of concrete (less CO2 emissions). It stands out for its rationality in the solution of the free space of the plot which, together with the treatment of generous facades and galleries, integrates with the environment and the climate.

The Housing Agency of Catalonia will award the homes as rental homes, in accordance with the award criteria established with Girona City Council. Likewisethe Agency will be responsible for carrying out the administration, conservation and maintenance of all the flatswhich will be owned by Incasòl.

The director of Incasòl, Maria Sisternas, assures that it is “priority and urgent response to the housing emergency with the expansion of the public stock of social rental housing” and that the promotion “will be an emblematic work from an environmental and architectural quality point of view”.

For his part, the deputy mayor of Ecological Transition i Urban Transformation of Girona City CouncilCristina Andreu, states that “increasing the public housing stock is a key element to guarantee the right to housing”.
