The issued permits for the construction of residential buildings increased in the second quarter of the year compared to the previous one, after the downward trend of nearly 20 percent reported by the national statistics at the beginning of 2024. However, the number of dwellings in them and their expanded built-up area continued to decrease in the second quarter as well, albeit at a slower pace, according to a reference in the National Statistical Institute (NSI).
In the second quarter of 2024, local administrations issued construction permits for 1,935 residential buildings with 10,271 dwellings in them and with 1,191,503 sq. m of built-up area (GFA), 16 administrative buildings/offices with 18,179 sq. m. m of built-up area and 1,173 other buildings with 445,041 square meters of built-up area, NSI announced today.
Compared to the previous quarter, the issued permits for the construction of residential buildings increased by 6.1 percent, while the number of dwellings in them decreased by 2.1 percent, and their expanded built-up area – by 1 percent. In the case of issued permits for the construction of administrative buildings, a decrease was observed both in their number – by 40.7 percent, and in their unfolded built-up area – by 69.1 percent. Permits issued for the construction of other types of buildings are 7.2 percent more, but their total built-up area is 16.8 percent smaller.
A reference in NSI shows that in the first quarter of 2024, local administrations issued permits for
construction of 1,823 residential buildings with 10,487 dwellings in them and 1,203,134 square meters of built-up area, 27 administrative buildings/offices with 58,771 square meters of built-up area and 1,094 other buildings with 534,982 square meters of built-up area. Compared to the previous quarter, the issued permits for the construction of residential buildings decreased by 19.9 percent, the dwellings in them – by 37.5 percent, and their expanded built-up area – by 36 percent. In the first quarter of the year, permits were issued for the construction of 22.7 percent more administrative buildings with a 31.9 percent lower gross floor area. The issued permits for the construction of other buildings marked a drop by 13.2 percent, as well as their expanded built-up area – by 39.3 percent.
Permits for construction by area and construction of new buildings
The largest number of permits for the construction of new residential buildings in the second quarter of the year were issued in the regions of Plovdiv – 365, Sofia (the capital) – 250, Varna – 180, Sofia – 177, and Burgas – 167. be started in the districts of Sofia (capital) – 3,365, Plovdiv – 2,269, Burgas – 1,159, Varna – 1,087, and Blagoevgrad – 381. At the beginning of the year, the top three were also the districts of Plovdiv, Sofia (capital) and Varna, and in the ranking of the largest number of homes to be started, the leaders were Sofia (capital) – 3,329, Plovdiv – 1,909, Varna – 1,206, Burgas – 1,032, and Stara Zagora – 763, a reference in NSI indicates.
In the second quarter of the year, construction of the largest number of new buildings began in the following regions: Plovdiv – 312 residential, 3 administrative and 86 other buildings; Sofia (capital) – 320 residential, 4 administrative and 35 other buildings; Sofia – 162 residential and 27 other buildings; Varna – 156 residential, 4 administrative and 19 other buildings. In the first quarter of this year, a reference in NSI indicates that Plovdiv is again at the top of the ranking with 255 residential, 3 administrative and 102 other buildings; Sofia (capital) – 229 residential and 21 other buildings; Varna – 174 residential and 19 other buildings; Stara Zagora – 76 residential and 94 other buildings.
Annual trends
Compared to the second quarter of 2023, the permits issued for the construction of new residential buildings in the second quarter of this year decreased by 4.9 percent, the dwellings in them – by 15 percent, and their expanded built-up area – by 13.8 per hundred. Permits have been issued for the construction of 14.3 percent more administrative buildings with a 25.2 percent larger built-up area. The permits issued for the construction of other buildings fell by 14.6 percent, as well as their expanded built-up area – by 29.6 percent. At the beginning of the year, compared to the first quarter of 2023, the issued permits for the construction of new residential buildings marked a growth of 4.3 percent, the dwellings in them – by 21.7 percent, and their expanded built-up area – by 23.4 per hundred, according to a reference in the NSI. There were also more permits issued for the construction of administrative and other types of buildings by 42.1 and 5.7 percent, respectively. At the same time, the gross domestic product of administrative buildings increased by 94.2 percent, while that of other types of buildings fell by 12.7 percent, BTA reports.
