Experts gave advice on housing deals

Analysts at the Financial University under the Russian government have calculated that over the past five years, the number of crimes when buying a home has grown by 20%. The main indicator of the seller’s dishonesty is the cost of the apartment. “Yes, there are options for an urgent sale, when, for personal reasons, the owner wants to enter the deal as soon as possible. But even in this case, the discount will be reasonable, not fantastic, “- comment the experts of a large real estate company.

– Housing prices are currently at their peak due to high demand. Of course, I want to buy an apartment as profitable as possible. This is what scammers use. Yes, there are options for an urgent sale, when, for personal reasons (moving to another city, illness of someone close, etc.), the owner wants to enter into a deal as soon as possible, but even in this case, the discount will be reasonable, not fantastic, – says Nadezhda Korkka, managing partner of Metrium (member of the CBRE partner network).

Basically, low-cost ads are placed by unscrupulous realtors, and such an apartment simply does not exist. When you want to see it, you will be told that a deposit has just been made for this object, but there is a similar one, however, it is twice as expensive. Of course, you can refuse the services of such an agency, but you have already got into their databases, and they will bother you with calls with enviable regularity. In addition, apartments can be sold at a discount if their documents are out of order, where there is illegal redevelopment, or in general the lot is under arrest. For the same reason, by the way, do not get fooled by ads indicating “no mortgage”: scammers know that the bank simply will not approve the problem object.

Always pay attention to the photographs of the apartment, the expert continues. Adequate salesperson, as a rule, publishes real, no photoshop, and there are enough of them to understand what each room looks like. If there are no pictures or there are very few of them, it is always strange. Often, criminals renting a house, under the guise of a seller, invite you to see an apartment and ask for a deposit under the pretext that there are too many people who want to, so you need to make an advance so that the apartment will definitely go to you. Give money to the seller with whom you make a deal, and only after you have checked all the papers for authenticity. Make a receipt and do not pay large amounts. As a rule, the amount of the deposit does not exceed 50 thousand rubles.

“Buying a home on the secondary market is not an easy and very risky business: there is always a chance to run into unscrupulous sellers, and then lose both the apartment and the money paid for it,” says Nadezhda Korkka. – Pay attention to the authenticity of the documents, the adequacy of the seller and the history of the apartment, which can be found out by contacting Rosreestr.

Most often, unscrupulous realtors deceive the elderly, the disabled, representatives of culture, science and art, as well as businessmen from the regions, the expert continues. The first is for obvious reasons. Such people are often legally less literate due to their age, which is why, according to statistics, they are on the list of the most likely victims of “black realtors”. People of creative professions can be called dreamers in their own way. The lack of pragmatism in dealing with life situations often makes them victims, because they, as a rule, easily succumb to other people’s influence.

Oddly enough, but it is entrepreneurs from other cities that often become the “target” for the capital’s realtors-scammers. The reason lies in a different mentality. In the provinces, business relations are built on trust: entrepreneurs know each other, and the very idea of deceiving “comrades” is hardly acceptable. Coming to the capital, businessmen continue to be guided by the same principle, trusting new acquaintances, realtors. And those are not always honest. In the best case, they can disappear with an advance payment, in the worst case, they can leave the buyer without an apartment and without money.
