ICL, which is in a very good year due to the rise in raw material prices, sold the buildings in which the company’s headquarters are concentrated and will instead concentrate the headquarters in one building in Be’er Sheva, with rents for the next 15 years set at NIS 330 million. The building is expected to be inhabited in the second half of 2024.

The new campus that the company will build in Be’er Sheva will cover an area of ​​about 5 dunams. For this purpose, the company sold the five buildings that housed the headquarters of the various factories in the southern region and went out to tender for the selection of the developer who will build the campus. At the end of the tender, developer Ilan Azot GAA Investments was selected to build the campus, which will house about 750 employees. In addition, architect Ram Goldberg will be in charge of designing the offices and finishing work. In the coming days, construction work will begin and it is expected to be inhabited in the second half of 2024.

The tender with the developer includes a long-term lease agreement for a period of 15 years, with an estimated amount of NIS 330 million.

As mentioned, the campus will cover a built area of ​​about 15,000 square meters, and will include 12 office floors, commercial space and 4 floors of parking. It is located between Carpenters Street and Rothschild Street, close to the city center and within walking distance of the train station and Central Station.

The ICL campus will be the first building in Be’er Sheva to be built according to a 3-star green building standard, while the current standard in Be’er Sheva requires compliance with one star. The construction process is accompanied by an ecological consultant who takes care to combine various environmental elements. As part of the effort to meet the criteria, environmental building materials, natural light entry, reuse of air conditioner water, cost-effective lighting installation and more were used.

Here it is worth mentioning that the ICL’s concession to mine minerals in the Dead Sea will expire in 2030, ie in exactly 8 years and then the country will go out to a new tender in which they will set strict conditions, probably in the fields of environment and so on. Although ICL is considered a leading candidate for the renewal of the franchise, the possibility of other groups from the industry competing for the franchise should not be ruled out, so that in fact a situation can arise (unlikely) that ICL will lose the franchise on the Dead Sea and lose its main source of income.
