Only 12 municipalities out of the 169 that had submitted objections and that requested the reduction of the objective values ​​applied by the government in 2022 were vindicated by the special committee of the Ministry of Finance. According to information for the Municipalities that were justified, a new process of readjustment of zone prices will begin. This will happen in the municipalities of Ag. Anargyron – Kamaterou, Vrilissi, Chalandrio, Glyfada, Piraeus, Ithaca, Karpathos, Loutraki, Symi, Pyrgos, Rhodes and Leros. According to sources from the Ministry of Finance, the relevant decision of the Minister of National Economy and Finance K. Hatzidakis will be issued in the coming days, which will define the process of price adjustment by assigning the project to private appraisers certified by the Ministry of Finance. It is noted that the new prices will be effective immediately but not retroactively.

At the same time, the expansion of the objective values ​​in the areas that are still outside the system begins. This is the remaining 1.5% of the territory where the required urban elements were missing. In the first phase, approximately 500 areas throughout the country will acquire objective values. According to the planning, in Attica the system of objective zone prices will be extended to areas from Varkiza to Legraina, Agia Marina, Haraka, Daskaleio, areas from Porto Rafti, areas in Salamina, Kythira, Aegina. In the rest of Greece, areas in Achaia (Diakopto, Aegira, Platanos, Selianitika, Psathopyrgos), Ilia (Kyllini, Ancient Olympia), Trikala (Pertouli, Elati, Pyli, Kastraki), Florina ( Amyntaio, Agios Panteleimonas, Prespes, Filotas, Drosopigi, Pisoderi, Krystallopigi, Meliti).

Regarding the objective values ​​throughout the territory, despite the fact that two years have passed since their implementation, and the gap has opened between commercial and tax rates, the government is not currently thinking of opening such an issue.

This will probably happen in 2025, and property valuers will again be invited to submit their proposals for the entire country. Although it was initially announced that the new adjustment will be done with the mass real estate valuation system, according to information it is not yet ready.

As mentioned above the current band rates are already out of date. It is noted that the zone prices were determined in June 2021 and implemented in January 2022. Today, in some areas, mainly in large urban centers, but also in the periphery, prices have risen sharply.
