Heavy operation for Inmho. The property manager acquired the SinVisitas platform and its customer portfoliowith approximately 2,000 homes for rent. In this way the company expands its business and will manage almost 5,000 structures, both long and medium stay, flexible life and vacation. In statements to EjePrime, Antonio Baldellou, CEO of Inmho, states that it is “a company very active in purchasing, we specialize in inorganic growth”. And he adds that “this operation makes Inmho one of the relevant players in rental management”.
Baldellou indicates that the company now works with 7,000 owner communities in property management, so “this was a natural leap for us, because both the supplier network and the group’s service companies They allow us to provide a complete service to customers who entrust us with the management of their homes.”
The manager underlines that this operation also allows Inmho to focus on the objective of exceeding 15,000 homes managed in 2028, through a development plan based on three pillars. First of all, inorganic growth: «we put a lot of effort into purchasing and integrating portfolios, which we did with real estate management, and we will try to replicate the model with rental management», he underlines. And he says he did, with the intention of adding a few thousand more homes three very advanced negotiation processes “both in Andalusia (with a purchase that should be completed by the end of the year, he says), and in Barcelona and Madrid”.
The company will also invest heavily in marketing and technology: “Later on we aspire to exceed 20 thousand rental houses under management and for this we will have to rely on processes highly automated to manage tenants and incidents and service providers.
By 2025, the company expects double-digit growth
As for short-term objectives, they estimate closing 2024 “with revenues exceeding 35 million euros, of which over three million coming from rental management activities” and, for 2025, the manager assures that “a growth at double digits in all lines of business” which will continue “very active in property management purchases, as well as in the service and rental management sectors”.
Inmho currently manages “a very high percentage”, over 80%, of long-term rentals, which “give lower yields, but greater income stability and lower tenant turnover.” Regarding holiday rentals, he underlines that “we are fully aware that there will be many regulatory changes in the coming years, because it is a very visible issue that is on the political agenda of all autonomous communities”.
In recent days the National Markets and Competition Commission (CNMC) has recommended eliminating the compulsory registration to exercise the activity of real estate administrator” after having analyzed the proposal for the new statute of the professional colleges of real estate administrators, which aims to replace the previous legislation of 1969,” said this organization. On the other hand, in Inmho “we continue to believe that the school carries out a job that is extremely necessary for the profession, that’s why We continue to clearly support collegiality”, underlines the manager.
When asked about the lack of access to housing in Spain, especially among young people and families, Baldellou believes that this is “the great challenge for the next generation and for all current politicians, not only in Spain but also in most European countries . And he predicts that a balance will be created between buying and renting, so “the market will become closer percentages similar to those in other European countries of people living in rented houses”.
