The number of new homes available in the metropolitan area in September, the fall moving season, has decreased by more than half from the previous month to 8,906 households. With the monthly rent rising for over a year, the number of new homes available in September has decreased significantly, raising the possibility that the monthly rent will rise further.

According to Real Estate R114 on the 2nd, the number of apartments available for occupancy nationwide in September, the fall moving season, is expected to be 25,036 households, similar to the 25,460 households in the same period last year.

However, the pattern varies by region. The metropolitan area (8,906 households) decreased by 9% compared to the same period last year, and decreased by more than half compared to the previous month. This is the third lowest monthly figure this year.

Most of the decrease in quantity is due to the decrease in Gyeonggi-do. Comparing the changes in quantity by region compared to the previous month, it is confirmed that △Seoul increased by 40% (1,842 households → 2,579 households), △Gyeonggi decreased by 79% (15,784 households → 3,246 households), and △Incheon increased by 133% (1,324 households → 3,081 households).

Yoon Ji-hae, head of the R114 Real Estate Research Team, said, “As we are entering the full-fledged fall moving season, the sensitivity of rental prices linked to the number of apartments available for occupancy is expected to increase further,” adding, “In particular, the upward trend in rental prices may be further strengthened in Gyeonggi-do, where the number of apartments available for occupancy in September is expected to decrease significantly.”

On the other hand, the total number of households to be occupied in September in the provinces is expected to be 16,130, an increase of 430 households (3%) compared to the same period last year. In Busan, 5,939 households are expected, the largest monthly volume in two years since 2022, and in Jeollabuk-do, 3,190 households are expected, the largest monthly volume in five years since 2019. There were no significant changes in the volume in other regions.

In relation to this, Team Leader Yoon predicted, “The number of houses available for occupancy in local areas is increasing, as well as the number of unsold houses, so the price sensitivity to the number of houses available for occupancy is not expected to be as great as in the metropolitan area.”
