Nancy, a dynamic real estate market

by time news

Nancy (Meurthe-et-Moselle) is not limited to Place Stanislas and the banks of the Meurthe. The city is also one of the major French university centres, as many higher establishments (faculties of law, literature, medicine, architecture, School of Mines, etc.) are located there. Every year, many students seek accommodation there, so the rental market is very dynamic and the profitability is still attractive.

The heart of the city, which includes the old hypercentre and its surroundings on either side of the railway line, concentrates rental demand. Choose the studios of 20 to 30 square meters or small one-bedroom apartments in the old town, and slightly larger areas for its surroundings.

Inside the four gates that mark the limits of the hypercentre, a small area in good condition is worth around 3,000 euros per square meter. “Some renovated properties with great amenities are approaching 3,500 euros per square meter today”, notes Paulo da Costa, manager of Century 21 in Haussonville. Rented in perfect condition, studios bring in between 350 and 400 euros per month and two-room apartments from 450 to 500 euros per month. Be careful, competition is fierce between buyers, because this sector concentrates searches.

Le campus Artem

To have a slightly wider choice, and pay less, go to the Artem campus, whose rating has climbed since the tram line serves it. “This district is in full rejuvenation and is changing at full speed. It appeals to young tenants », confides Claude Didier, director of the Stéphane Plaza agencies. Three-room apartments of around 50 square meters sell for between 130,000 and 140,000 euros. Once restored, they are rented between 600 and 650 euros per month to a student or a young worker.

This type of property is also perfect for investors looking to boost their yield, as a three-bedroom apartment in Artem brings in around 750 euros per month if it is shared with two students. If your objective is to maximize your rental profitability, you can even opt for a four-room apartment in this sector. They are between 180,000 and 190,000 euros for 90 square meters and each of the three bedrooms will be rented furnished between 350 and 400 euros per month.

Be careful to offer good quality accommodation and not to buy too expensive. Because today the rating of this type of property has climbed. “We have more and more investors looking for large areas to share »notes Boris Marchand, director of the Nestenn agency.
