Baltimore’s iconic Harborplace shopping complex is primed for a profound transformation as it embarks on a new chapter of rejuvenation, according to MCB Real Estate, the project’s developer.

Spokeswoman Alexandra Hughes of MCB Real Estate announced on Sunday that the Inner Harbor’s distinctive “pavilions” will be demolished to make way for the next phase of the waterfront promenade. While no specific timeline for the demolition was provided, the developer’s 12-month “design phase” will involve extensive community engagement, including public forums, neighborhood canvassing events, and focused meetings with community organizations and neighborhood groups.

The Baltimore Business Journal initially reported the redevelopment plans, shedding light on MCB Real Estate’s vision to revamp Harborplace. The two-story pavilions, which were built in 1980 by The Rouse Co. in an effort to revive downtown Baltimore, fell into decay after being acquired by Ashkenazy Acquisition Corp. in 2012. After a prolonged court battle, MCB Real Estate managing partner P. David Bramble officially took control of Harborplace in April this year.

Bramble, an established figure in Baltimore’s development scene with successful projects such as Yard 56 in Canton, The Rotunda in Hampden, and Arundel Plaza in Glen Burnie, emphasized that the overhaul of the complex will be a time-consuming process. However, he acknowledged the need for immediate action, stating, “We can’t let our crown jewel just sit around and languish while we work on that over the next couple of years.”

To ensure the continued vitality of Harborplace during the redevelopment process, MCB Real Estate has entered into temporary lease agreements with local businesses such as Crust by Mack and Matriarch Coffee. In addition, the developer has organized events to reinvigorate community interest in the site.

Bramble envisions a reimagined Harborplace that embraces a diverse mix of national and local retail tenants, provides ample space for residential, office, hospitality, and entertainment purposes, and ultimately becomes a vibrant hub for both residents and visitors.

As Baltimore eagerly anticipates the transformation of Harborplace, the project serves as a reminder of the city’s resilience and ongoing commitment to revitalizing its downtown core.
