Chennai, Tamil Nadu – Starting October 1, deed registrants in Tamil Nadu will be required to follow a new procedure, according to the state government. The Government Secretary of Commercial Taxes and Registration has announced that photographs of the assets to be recorded in the registration documents must also be attached.

The government aims to prevent fraudulent registration of documents and ensure a smooth flow of revenue by implementing various reform measures. There have been instances where properties have been recorded as vacant land to hide the existence of buildings, leading to a significant loss of revenue for the government.

To address this issue, the government recently advised taking photographs of vacant plots with geo-coordinates and attaching them to the documents. This was in response to complaints of fraudulent registration, where empty space adjacent to the property mentioned in the registration document was included as a photograph.

After careful examination, the government has now made it mandatory for photographs of properties to be taken with geo-coordinates and attached as a document in all registration-related paperwork. The Head of Registration has been directed to issue additional guidelines in this regard. This new procedure will be followed in all registrar offices across the state from October 1.

This move is expected to enhance transparency and accountability in the registration process, ensuring that genuine properties are accurately recorded. It will also help in preventing fraudulent activities and safeguarding the interests of both the government and the general public.
