ÖVP-Greens fail to agree on rent brake: How much will rents rise in May?

by time news

Vienna. While all parties and unions proposed solutions for the rent hike in April, the ÖVP and the Greens could not agree on the “rent brake”. What happened after all happened to the tenants; about 374,000 rents will become significantly more expensive in the coming weeks.

As rents are automatically adjusted according to the legal consumer price index (CPI), there will be an increase of up to 8.6 percent in benchmark rents. The increase will affect everyone who signs a lease. Rents will increase as of May 1 at the earliest for anyone living in an apartment that is already an indicative rent.

According to the Tenants Association, the increase letter “can be sent at the earliest when the new reference values come into effect and must reach the tenant at least 14 days before the interest date”. Letters sent too early are legally ineffective; If notifications arrive too late, the increase will be delayed for one month.

Guidelines differ between states

The increase, which will be reflected in the guide values that differ across Austria, is explained as follows:

As of April 1, the price per square meter of living space in Burgenland will increase by 8.6 percent from 5.61 euros to 6.09 euros. The reference value is 7.81 euros in Kärnten (previously 7.20 euros), in Lower Austria 6.85 euros (6.31 euros), in Upper Austria 7.23 euros (6.66 euros), in Salzburg’ to 9.22 euros (8.50 euros), in Styria to 9.21 euros (8.49 euros), in Tyrol to 8.14 euros (7.50 euros), in Vorarlberg to 10.25 euros (9, 44 euros) and in Vienna it will rise to 6.67 euros (6.15 euros).

In a statement to KURIER „Status is stable“ said the Tenants Association, “We are getting more demand than before since double-digit inflation rates” he added. (yenivatan.at)
