On July 8, the urban developer day with the aim of making visible its figure as a fundamental actor in the development of cities and the economic impact of its activity. Within this framework, it is opportune to reflect on how our role has evolved and what are the issues that are coming up on the agenda.

In the past, in our activity the focus was placed on profitability, while now you must consider the triple impact of projects, which includes respect for the environmental and social aspects, and ESG (Environmental, Social and Governance) criteria. That implies that developments that consider housing only as a commodity are no longer acceptablenor those that generate a negative impact on the environment or on the architectural heritage.

However, it is clear that in Latin America it is easier to state it than to do it. In developed countries it is simpler because investors nowadays demand it, users and banks too, and governments impose it.

In Latin America a lot is built. More than ever. In Argentina, according to the last census, the volume of private homes built per year in the last decade was a historical record, with zero mortgage loans. 70% more than in the 90s, when there were mortgages.

In this sense, our challenge as an industry is to address this infinite universe of demand so that those who continue to build do so more intensively and, above all, better.

To achieve this, we must bring about a Copernican shift in our own mindset. Before it was said: “I develop”. Today we must maintain that “our developments develop.” They develop cities and also societies. We must then migrate from our historical name: from Real Estate Development to Urban Development.
