On Hagana Street in Bat Yam, a 3.5-room apartment with an area of about 80 square meters was recently sold for NIS 1.89 million. The apartment, located on the 1st floor, has been renovated and comes with reserved parking. Additionally, the building features an elevator, adding to its appeal.
Real estate agent Shiri Noa Hasson, the owner of a local office, highlighted that the building in which the apartment is located has undergone the TMA 38 project, which is nearing completion. The apartment is situated in the Beit Vegan neighborhood, known for its large development projects and close proximity to the Ayalon highway. Noa Hasson explained that this particular deal is unique due to the rarity of finding a 3.5-room apartment in Bat Yam with a private bathroom, elevator, parking, and balcony at such an affordable price. The apartment’s renovations were extensive, and it boasts a spacious parking lot, adding an estimated value of approximately NIS 150,000.
The sellers of the apartment had purchased it a few years ago and decided to improve their living situation as their family expanded. The buyers, a relatively young couple, had specifically been searching for a 3-room apartment. The sale was completed within a month and a half, proving to be a mutually beneficial deal for both parties.
According to data from Madeleine, the average price in the Beit Vegan neighborhood is around 2 million shekels (compared to the city average of about 2.4 million shekels), with a monthly average rental price of 4,500 shekels.
Rental in Bat Yam at NIS 6,500 per Month
Another noteworthy development in the Bat Yam real estate market is the rental of a 4-room apartment on Daniel Street for NIS 6,500 per month. The apartment, located on the 5th floor of a 3-year-old building, boasts a private bathroom, sun terrace, and parking. Real estate broker Alon Moshe Malon Properties, specializing in the Holon and Bat Yam area, shared that the apartment garnered significant interest and was shown to eight potential tenants in a single day. As a result, there were four individuals actively competing for its rental. The high demand for modern rental apartments in both Holon and Bat Yam was emphasized, while older apartments faced relatively less interest.
The rental price of NIS 6,500 per month represents a 3% return on the purchase price for this type of apartment. Additionally, the apartment’s location offers convenience, being just a five-minute walk from the upcoming red line of the light rail and approximately ten minutes away from the sea.
