By moving from the big city to the surrounding area, tenants can save a lot of money, but according to a study, the gap is narrowing in some places. In Berlin, the savings potential fell the most from 2022 to 2023, as the ImmoScout24 portal announced on Tuesday in its evaluation. While 13.7 percent were saved on rent within a radius of 16 to 30 kilometers from the city center last year, this difference has fallen to 8.3 percent this year. While the rent for a 70 square meter apartment in the surrounding area was recently 1,680 euros less per year than in the city center, this possibility of saving has fallen to 1,033 euros.
The reason for this is that rents outside the capital have risen more sharply than in the city center.
Up to 100 kilometers from the city center
The situation is similar in Stuttgart. The rental price range within a radius of 76 to 100 kilometers has fallen by over four percentage points over the past twelve months. “In the surrounding areas of major cities, the range of rental apartments is still larger and also cheaper,” said ImmoScout24 managing director Gesa Crockford. “However, we see that the situation in the surrounding areas is getting worse and rents are sometimes rising faster than in the metropolises.”
Those looking for accommodation in the Cologne area, on the other hand, can see an increase in savings potential of up to ten percentage points within a radius of 31 to 100 kilometers compared to the previous year. The reason: Rent prices in the city center have grown significantly more than in the surrounding area. As was the case last year, rent seekers in the Hamburg area will find asking rents that are up to 29 percent lower.
If apartment hunters are willing to rent 76 to 100 kilometers from the city center, they can expect a possible saving of almost 47 percent in Munich, for example. While the asking rent per square meter in Munich city center is on average 20.03 euros, apartments within a radius of up to 100 kilometers are offered for an average of 10.65 euros per square meter, the evaluation showed.
