Actress Sandra Bullock has sold her 37-hectare agricultural property in Valley Center, California, for US$5.6 million. Purchased in 2007 for US$2.725 million, the estate was transformed over 15 years into a sustainable, organic farm featuring approximately 1,200 avocado trees, citrus groves, and modern energy-efficient infrastructure.
The 37-hectare estate, located northeast of San Diego in Valley Center, changed hands following a swift real estate offering. Originally listed in September 2022 for US$6 million, the property secured a buyer within three weeks, and the transaction closed in November 2022 at US$5.6 million. That final figure landed US$400,000 below the initial asking price, yet it represented more than double the US$2.725 million acquisition cost recorded when the property was purchased in 2007 through a trust.
Orchard Expands to 1,200 Organic Avocado Trees
When the property was acquired, the acreage already contained existing commercial cultivations of avocados and citrus. Over a 15-year tenure, the operations shifted toward organic production. By 2022, the commercial plantings had expanded into a dedicated organic orchard boasting approximately 1,200 organic avocado trees alongside citrus fruits, olive trees, eucalyptus, palms, and rose gardens.

The agricultural setup incorporated conservation design elements, including an intentional pond intended to assist with irrigation and water management across the divided parcels. The expansive acreage also left open potential for future agricultural expansions, such as greenhouses, equestrian facilities, or a vineyard.
Reflecting on her agricultural pursuits in a 2009 interview with Harper’s Bazaar, the actress outlined her philosophy regarding food production and sustainability, acknowledging that maintaining an entirely organic and self-sustaining farm could be difficult and costly.
Adobe Residence Features Sustainable Rural Infrastructure
Beyond its commercial crop production, the estate operated as a secluded rural compound featuring extensive residential and recreational infrastructure. The main dwelling was a single-story adobe structure spanning approximately 552 square meters or 5,938 square feet. The interior design incorporated bleached wood beams, wide-plank flooring, adobe fireplaces, and French doors connecting interior living areas to stone courtyards and terraces.

The primary living quarters included four bedrooms, six bathrooms, an adobe fireplace in the main suite, a library, and a central stone patio centered around a fountain. Exterior amenities complemented the main home with a saltwater swimming pool, a spa, an outdoor fireplace, a detached three-bedroom guest house, a workshop, a chicken coop, and a gazebo.
The property also prioritized modern environmental upgrades. The infrastructure was outfitted with solar panels, electric vehicle charging stations, a backup generator, security cameras, and a home automation system designed to minimize the estate’s overall environmental footprint.
Sale Ends Long-Term Property Restoration Project
The sale brought an end to a long-standing personal project that bridged the actress’s interest in property restoration with sustainable farming. During a 2021 appearance on the SmartLess podcast, she noted that real estate restoration would have been her chosen vocation outside of acting. That passion manifested practically in the ongoing upkeep and modernization of the Valley Center ranch over a decade and a half.
