Student housing rents in the Netherlands continue to rise

Those looking for a student room to rent in many cities in the Netherlands will have to dig deeper into their pockets than last year. Prices have increased significantly especially in Breda and Zwolle, while at the same time supply has decreased even more.

This is shown by the data of the rental site “Kamernet” (Kamernet) for the second quarter, quoted by Dutch media. Rooms have increased in price by an average of 5.4 percent compared to the same period last year. Prices in Breda have risen the most – by 29.8 percent, making the average monthly rent €670 in the last quarter.

In Zvole, where the increase is 29.2 percent, the situation is not much better. Student rooms in Utrecht have increased in price by over 20 percent. The other places that registered sharp price increases were Nijmegen, Haarlem and Alkmaar.

Of the 20 cities surveyed, prices fell slightly only in The Hague, Leeuwarden and Amersfoort.

The supply has decreased significantly

The increase in the second quarter follows a sharp rise in prices in the first months of this year. The fact that prices continue to rise is mainly due to the limited supply, the media noted.

In the last quarter, for example, nearly 7 percent fewer rooms were available than a year earlier. “That’s why young people often rely on more expensive options,” says Camernet manager Jordi Zeelman.

At the beginning of last month, a new rental law came into force in the Netherlands. This should limit rental property prices, but according to Zeelman, the law does not increase supply, which is the main problem.

Amsterdam remains the most expensive city

Although prices in Amsterdam rose by only 1.7 percent in the last quarter, it remains the most expensive city. An average of 961 euros is paid for a room there. In second place is Utrecht with an average price of 837 euros, and Haarlem is third with 754 euros.

When looking at the price per square meter, Haarlem, which doesn’t even have a university, comes out on top with an average of €56. This is 1 euro more than in Amsterdam. The two cities are definitely the most expensive in the country. In Rotterdam and Utrecht, “only” 42 euros per square meter is paid, writes BTA.
