As a symbol of what this first real estate declaration campaign will have been. This Wednesday, the website impots.gouv.fr, which brings together all the tax procedures, presented connection interruptions. “A maintenance operation, we soberly tell the Directorate General of Public Finance (DGFiP). It has nothing to do with the Manage My Property service. »

At the end of the afternoon, the service was restored and taxpayers again had access to their private space. No postponement of the deadline for carrying out this procedure, set for midnight Thursday August 10, was therefore not envisaged.

As a reminder, this new obligation for the 34 million owners to declare to the tax authorities who resides in their property (in order to determine whether it is their main or secondary residence, or whether the accommodation is unoccupied) , had to be completed by June 30. But, faced with the difficulties encountered by many taxpayers to complete this new formality on the Internet, the DGFiP had postponed the deadline to July 31. Twenty-four additional hours were then granted in the face of the influx of connections which had saturated the site. Finally, while taxpayers were still facing many access problems, the end of the campaign was set for August 10.

No penalty applied

“These ten additional days have enabled more than 400,000 late owners to validate their occupancy status and 1.16 million additional premises have been declared,” said the DGFiP in a press release. At the end of the campaign, it emerged that more than 81% of the residential premises of small owners had their occupancy status validated. This constitutes a result in line with expectations in the case of a new procedure. »

In any case, it will still be possible to complete your declaration after August 10. Indeed, the service remains accessible all year round in order to report any change in situation. So why set a deadline? “The occupancy declarations registered on August 10 will make it possible to ensure this fall the benefit of the housing tax exemption on the main residence, and to reserve the taxation only for secondary residences and vacant premises”, justifies the DGFiP.

Clearly, if you have not completed your declaration on time, the 2023 tax will not necessarily correspond to the reality of your situation. But don’t worry, errors can be corrected. Moreover, the administration has already warned that no penalty will be applied for this first year. Normally, the DGFiP is entitled to impose a fine of 150 euros for latecomers.
