Second home prices could experience a “slight adjustment” in the coming months, according to real estate agents in Spain, and prices will stabilize or decrease moderately.
Likewise, they point out that the financing of second homes will become more expensive due to the significant increase in demand from foreign clients, as can be extracted from the report ‘The market sentiment of real estate professionals’ by Real Estate Credit Union (UCI) y Spanish International Realty Alliance (SIRA).
On the other hand, more than half (55%) of the real estate agents who work mainly in this segment of second homes maintain that the closing of purchase and sale operations will remain stable or with moderate growth in the next quarter, compared to 45% which maintains that there will be declines.
“Second home transactions continue to maintain solid demand in recent years and professionals maintain increasing expectations,” said the deputy director general of UCI, José Manuel Fernández.
Thus, he recalled that in 2020 the purchase of housing intended for second homes was 9%, compared to the 13% registered in 2022 and it is expected that they will continue to increase slightly during the coming months of 2023.
