Prestigious housing is particularly actively traded. Specialists of the real estate agency “Rebaltic” said that in three months of this year, five houses and three apartments, more expensive than one million euros, were sold in the capital.
The most expensive building sold this quarter is located in Laurui quarter. The buyer paid 3.5 million for a house of approximately 332 square meters and a plot of 14.5 acres. euros.
Two buildings in Žvėryne and two in Valakampii also entered the top five most expensive homes sold.
By the way, it was possible to find a buyer for the house on Gulbių street in Žvēryne in just two weeks.
“If we talk about sold apartments, the apartments in “Missionieri Sodas” returned to the top five, – said the representatives of Rebaltic. – Two apartments with a total area of 181.07 square meters were sold in one transaction for 1.95 million euros.
Of the five largest deals in the last quarter, four were concluded for housing in the Old Town. Apartments with city views on Konstitucijos Avenue are among the most expensive apartments sold.
Prices started to rise

The market is slowly recovering
The average price of prestigious newly built apartments rose by 11.3 percent during the quarter. – from 5,510 euros per square meter to 6,130 euros per square meter.
In the first quarter of this year, the market of newly built apartments became more active – a total of 707 transactions were concluded, which is 23 percent. more than the average per quarter in 2023. Prices rose by 2.7 percent.
Specialists pointed out that the new construction market is recovering a little bit – before that the prices did not change for 12 months in a row.
German soldiers for rent
At the beginning of this year, the first deals on apartments for soldiers of the German brigade planned to be deployed in Lithuania have already been concluded.
So far, most of the deals have been concluded for apartments in the Old Town and the city center, but the Germans are also interested in houses.
Currently, there are still few German soldiers arriving. More are expected to arrive this fall and next year.
An increase in rental prices can be expected in the first half of next year.
A record deal
During the first three months of this year, the most expensive apartment was rented in “Misionierių sodoi”. True, the parties agreed not to publicly announce the price.
The second most expensive deal was concluded for a 145 square meter apartment in “Užupis krantine” with views of the river and the city. The tenant will pay 3,500 euros per month for it.
The house on S. Moniuška street in Žvēryne is rented for 2800 euros per month.
Rent prices for prestigious housing changed very little during the quarter – from 15.1 to 15 euros per square meter.
The real estate agency finds tenants in an average of 67 days. This time is counted from the start of the search until moving into the apartment.
