The New Year, which will be celebrated in two days, rhymes with parties but also often with abuse. On Airbnb, loud partygoers are no longer welcome. For more than three years, the tourist rental platform has continued to toughen its tone and strengthen its arsenal against troublemakers. After having notably advised owners to install noise detectors, Airbnb has moved up a gear and even banned reservations deemed to be at risk, for the New Year’s weekend. To detect them, the platform uses very advanced technology. popular at the moment: artificial intelligence.

The algorithm will analyze “hundreds» factors such as the length of stay but also the distance between the rented accommodation and the tenants’ homes. The shorter it is, the greater the risk of nuisance because, if the properties are close, it is a safe bet that there will be many tenants. Another clue: the reservation date. If it was made at the last minute by an unknown Airbnb user, the owner can consider it suspicious and ask the platform to cancel it free of charge. He will have to provide evidence such as messages. For example, if an Internet user, who is booking at the last minute, asks you if the accommodation has a lot of parking spaces, this exchange can serve as proof.

55% drop in reports

Reservations for one, two or three nights around New Year’s Eve are restricted. For those that are authorized, tenants must sign a certificate in which they undertake not to organize parties. In the event of non-compliance with this rule, they risk suspension or even simple deletion of their account on Airbnb.

Since the implementation of these drastic measures in 2020, the platform claims to have noted a 55% drop in reports against the holidays in France. Last year, around 28,000 reservations were canceled during New Year’s Eve or redirected to other types of accommodation, including 4,100 in Paris, 1,300 in Lyon, 820 in Marseille, 690 in Toulouse and 580 in Montpellier. .

Is this device legal? “Yes, subject to allowing the person (Airbnb user) to be informed and to be able to contest the decision», Specifies Jérôme Deroulez, lawyer in personal data law and new technologies. This is the case because when the reservation is blocked, the user receives a message from Airbnb, accompanied by a “party risk” notice. He can contact the platform to find out more or even challenge the decision.
