The sale prices of new apartments are continuing to soar. According to the ‘Private Apartment Sale Price Trends’ released by the Korea Housing & Urban Guarantee Corporation in July, the nationwide apartment sale price (based on 3.3㎡) as of the end of June was tallied at 18.63 million won. It is 1.3% higher than the previous month, 7.3% higher than the end of last year, and 14.9% higher than a year ago.
The main reason for the skyrocketing selling prices is interpreted as being the increase in construction costs due to inflation and increases in material and labor costs.
However, there are also newly built apartments that are being sold in the metropolitan area, but are priced lower than the surrounding market price, attracting attention. It is known that these apartments are being sold at low prices in order to increase liquidity and profitability by closing the sale in a short period of time.
Meanwhile, a new apartment worth 400 million won (based on exclusive use area of 84㎡) has appeared in Cherin-gu, Yongin Special City.
On the 21st, HL D&I Hanla announced that it will supply ‘Yongin Dunjeon Station Epit’ in the Geum-eo-ri area of Cheoin-gu, Yongin for 480 million won based on the 84㎡ Type A.
The average sale price per 3.3㎡ is 14.17 million won, which is about 4.46 million won cheaper than the national average sale price of apartments (based on 3.3㎡) of 18.63 million won as of the end of June. It is also the cheapest price among apartments sold in the Yongin area this year, with a difference of up to 120 million won for the same area.
‘Yongin Dunjeon Station Epit’ is a business site where the Korea Housing Finance Corporation guarantees project financing (PF), and is subject to a price equivalent to the upper limit of the sale price. Accordingly, the strategy is to set the sale price of 84㎡ lower than the surrounding area and close the sale early.
An official from HL D&I Hanla Sales said, “Due to factors such as rising labor costs and material prices, the upward trend in new apartment sales prices is likely to continue for the time being,” adding, “However, by supplying apartments at a ‘good sales price’ that is lower than the surrounding market price to consumers, we expect to be able to profit from the difference in market price, and the company is expected to achieve the double benefit of early sales.”
Yongin Dunjeon Station Epit is an apartment located at 640-1 Geum-eo-ri, Pogok-eup, Cheoin-gu, Yongin-si, Gyeonggi-do. The complex consists of 13 buildings with 3 underground floors and 29 floors above ground, with 1,275 households with exclusive areas ranging from 68㎡ to 101㎡.
Subscriptions will be accepted on the Korea Real Estate Board subscription homepage starting with a special supply on September 2nd, followed by 1st priority on the 3rd and 2nd priority on the 4th. Those who are 19 years of age or older, live in Yongin City or the metropolitan area (Gyeonggi-do, Seoul, Incheon City), have a subscription account for at least 12 months, and meet the deposit amount by region and area can make a 1st priority subscription. 1st priority subscription is possible regardless of home ownership, and resale is allowed after 6 months from the announcement of winners. Also, there is no restriction on re-winning. The announcement of winners will be on the 10th, and the official contract will be held at the model house for 4 days from the 25th to the 28th.
HL D&I Hanla emphasized the locational advantage of the Yongin Dunjeon Station Epit as a semiconductor cluster-backed residential complex located at the center of a metropolitan transportation network connecting Seoul and the metropolitan area, and that some units have permanent natural views of Magusan Mountain. It also explained that residents can enjoy the Dunjeon Station living area and educational infrastructure. It also announced plans to develop the complex into a landmark-type luxury residential complex representing Cheoin-gu, Yongin-si, with various community facilities and customized education-specialized apartments such as AI-based college entrance aptitude consulting.
