Astemo Angers Site Redevelopment to Fuel Economic Growth in Maine-et-Loire

A major land requalification project is underway in Saint-Barthélemy-d’Anjou, France, poised to unlock 11 hectares for new economic and urban development while adapting a key industrial site to the evolving needs of the automotive industry. The redevelopment of the 22-hectare Astemo Angers site, formerly Hitachi Astemo Angers, is a collaborative effort aimed at fostering regional growth and environmental sustainability.

Adapting to a Changing Industrial Landscape

Established in 1972, Astemo Angers has long been a significant industrial presence in the region. However, the company recognizes the need to evolve in response to the rapid technological transformation and growing emphasis on environmental transition, including the pursuit of zero artificialization net (ZAN) goals. This proactive approach led to a partnership with local authorities – Angers Loire Territoire and Angers Loire Métropole – real estate promotion company Océa, and the BEG group to reconfigure the site.

The project’s core objective is to optimize site flows and modernize infrastructure to meet current and future industrial demands. This involves a strategic reorganization of the existing land, paving the way for new opportunities.

New Development Plans Unveiled

The redevelopment plan includes the construction of a 12,000 m² warehouse for a local Angevin company. Furthermore, a 7,000 m² activity park is planned, designed to support local SMEs/SMIs with four buildings ranging in size from 500 to 2,500 m², divisible from 200 m². This flexible space is intended to cater to a diverse range of businesses and promote economic diversification.

The first phase of land sales, encompassing 5.5 hectares, is currently in progress and is anticipated to be completed by the end of 2025. Remaining plots are available, with ongoing negotiations underway with potential investors.

A Collaborative Approach to Regional Development

“This project is the fruit of local consultation to redevelop economic activity on an industrial land, consistent with the expectations of the territory, in a spirit of land sobriety, while preserving a quality environmental framework,” stated Olivier Parizot, Managing Director of Océa. This emphasis on collaboration and sustainability underscores the project’s commitment to responsible development.

The redevelopment of the Astemo Angers site represents a significant investment in the future of Maine-et-Loire, balancing industrial needs with environmental concerns and fostering a vibrant local economy.
