GBS Finance and Nona Capital announced this Tuesday the launch of GBS Real Estate Investment Management (GBS REIM) with the aim of carrying out alternative impact investments in different strategies, both in the real estate market and private financing.

The two parties have indicated in a statement that they believe that There are opportunities to invest more than 500 million euros per year in its investment programswhile they have already begun the analysis and development of different theses to execute the deployment of the first 100 million euros.

For his part, this new business unit will be led by Gonzalo Gutiérrez de Mesa, founder of Nona Capital and, together with Hipoges, founder of the Finanwin mortgage platform.

Since the signature have exemplified as a niche the conversion of a “relevant volume” of commercial and office assets to residential spaces, in view of the problem of access and sustainability of housing, especially in the young population segment.

They have also highlighted the new needs brought about by inverted population pyramidwith rising life expectancies and in better conditions, as well as the financing of investment projects in which the banking sector no longer has a presence.

On the other hand, GBS has highlighted that this new business segment -GBS REIM- stands as a new vertical integrated into GBS Special Situations Group (GBS SSG), a business unit focused on Comprehensive and high added value advice for ‘distressed’ assets (that is, debt assets of companies or individuals with potential solvency problems, which implies greater profitability at the cost of greater risk).

Gutiérrez de Mesa has assessed that “we find ourselves in a moment in which The financial sector in general, and real estate in particular, is going through one of the greatest transformations in decades“and that, in that sense, they want to “be the reference partners for capital sources that seek to provide innovative solutions to structural problems.”

“In addition, we must do it the right way, because capital can be invested with attractive returns, while having a direct, positive and measurable impact,” he added.
